Principle owns Eagle Mortgage, LLC and has been in the real estate business since 1998. Last three properties I purchased for 628,851; paid off financing of 700,938. (Hard money included rehab funding) Sold properties for 944,240 creating over 315,389 in value within 90 days of purchase. TTL profit from sales including commissions are 203,161.59. I am looking for investor to provide short term capital (properties sell 60-90 days from purchase date) for down payment and some rehab costs. Investor will file a lien on the property and be paid out at closing. We have flip financing in place for 835,000 and long-term financing to 10,000,000. We never purchase properties for over 75LTV.  If the property can't be sold quickly, we will cash you out though converting to long term financing or sell to wholesalers. Cash needed for down payments and repairs. Your investment is secured through lien on property.
We will pay 10-12% interest depending on investment amount and purpose   of the capital or perhaps a percentage of profit.
