- Ideal homes are small with full unfinished basements the intent is to create an exterior private entrance; layout would include a small kitchen, bathroom, living space, one bedroom/studio adding approximately 700 to 1,000 additional livable square footage to the existing home.
- Primarily looking at homes that have space already in the original footprint to create Mother-In-Law Suite, Caregiver Suite, or rentable for additional income.
- Primary market target is baby boomer generation wanting to stay in their homes with additional separate living area for Caregiver, or family to live at address and be available to provide assistance to the homeowner, or
- Provide additional stream of income.
With 20+ years of experience in Architecture, Engineering, and Construction industry have managed many project financials. Oversight would be managed by the owner, various trades and professionals will be contracted as necessary.
Long term goal to create a steady stream of income to self-fund future projects.
Return on Investment is being offered at 30% of loan amount. Projected repayment 3 months to 6 months upon completion of first project.
