Garage Alley Pass (GAP) is a new type of real estate model of rentable garage spaces for hobbyists and start up businesses. With the transition of people choosing to live in apartments or condominiums, subdivisions that don't allow construction of backyard garages, or houses with clean attached garages, people are increasingly losing a place to work on their hobbies. YouTube is also encouraging many makers to expand their hobbies of fixing cars, woodworking, etc. Also municipalities prohibit businesses in residential neighborhoods for all those that are inspired to start new businesses. GAP provides a safe and secure place to do these hobbies and businesses in a community of like minded individuals. Each unit would have full utilities, a half bath, tall enough for a mezzanine (extra storage) and accessible 24/7 with security features. An architect has prepared conceptual plans, marketing consultant has assisted with messaging and branding and I have taken a site through a concept review at a plan commission, and three banks have been consulted regarding an SBA loan. I had an option on a 4.5 acre parcel that would have fit 72 units but lost the site because funding was not solidified in 3 months. Consumer options are "garage condos" that cost $200k-$700k plus monthly condo fees. Consider GAP the first “Garage Apartments” business model with monthly rents similar to membership in country club, for those that have hobbies other than golf. I want to make my “retirement job” where I help others develop similar sites in a franchise model. The prototype is expected to be a healthy business model, but the desirable franchise model allows scalability with no concerns of supply chain issues, employees, and many other issues that franchise owners often struggle with.
