I have a real estate investing start up. It's a single member LLC that started Dec. 26, 2023.  I'd like my company to be able to do real estate investing strategies such as on market (MLS) deals and off market (FSBOs)For Sale By Owners  wholesaling, fix and flip, buy and hold and creative financing with SFH and MFH.  I am pursuing deals in MD, TN and MS.

This includes a virtual assistant and education to do specific areas of real estate investing. I am  the managing member of my single member LLC.  I will be teaching my Virtual assistant in how to do the deals the way my mentor is teaching me.  I'd need money to pay my virtual assistant so they can bring in 3 to 4 real MLS deals a month; keeping our business sustainable.  

My current need for funding is to be able to pay for my share in our 6 partner Apprentice Program group that are actively making offers and getting highest and best in Prince George County in Maryland.  We are under the mentorship and coaching of an active investor name. Sherman Ragland that helps us not make costly mistakes; while in his program.  He even buys some of our properties we find that fits his criteria.

  I need funds to pay my share of whatever out of pocket cost the group decides to invest i; once our highest and best offer is accepted.

I am by profession a school resource officer; I received a law enforcement scholarship to be able to afford being in the Apprentice Program.  The program participants were told they would be expected to come out of pocket in order to close the deals the group finds.  I received a scholarship and did not  participate in the orientation meeting.  Therefore I look for to partner with investors instead of getting a loan. 

So I would need investors to help me pay my share and be able to pay operational cost of my LLC and my virtual assistant to do my deals in Maryland and for my  cash buyers  in which TN, MD when transactional funding is not available.  I'd like to get POF and partners who want to participate in productive deals.  And also be a safe guard by saying no to deals that are not being productive.

I'd also use money to hire a virtual assistant, set up properly our deals, with EMDs, creation of property specific LLCs when needed, property acquisition, fix and flip and marketing and proof of funds, to  hold some properties creating a rental portfolio.

We would be able to acquire some property at discount rate for my buyers' box in which we will sell our property specific LLC for a profit.  My mentor teaches us this method to stay within our legal means for TN.  

I would also use funds to help me get the next level of real estate education from my mentor.  He has stepped in and helped our company through advising how to wisely handle the 578 and 574 McKinley Memphis TN property contract in which I initially was seeking funds.  He and my property analyzer helped me to use addendum close to get out of the 2 property agreement. I no longer have these properties under contract.

  I have moved on to prepare for our Maryland deals, where we have sent out a contractor this week.  We are going to give our highest and best.  We will be required to give our share of funding once our highest and best are accepted.  We will be doing fix and flip deals.  


With your funding I would be able to hire a virtual assistant to help me do deals in my local market is TN and MS.  Fleming Land and Properties LLC is a MS based business.  As a Start up I have a mentor and coach that teaches me active strategies I can use to make wiser investment decisions.

I currently no longer have properties under contract. I am expecting to have properties under contract in MD soon.  

I have also came across several probate  properties that I'd like to invest in.  I am hoping to follow the program that teaches us how to use virtual assistants to help bring in monthly leads.  I hope to be able to do that and grow my company.  

 I need funding to move on  real estate investing deals that our mentor and coach screens from the MLS.  Any day now we should  win one of our highest and best, offer submissions.  

I would be using investors money to pay my share for whatever is needed to acquire, fix and flip property (-ities) we decide on in the Prince George County, MD area.  There is  6 of us real estate investing students working on real estate investing deals together; under the guidance of our mentor and coach.

In summary, I'd like to have start up money and get on track to obtain business funding, lines of credit and have funds to do dells.  Small group deals with my partners where we are marketing in the Prince George county, MD.  Also do Investing in Shelby County and DeSoto county with FSBO and MLS.  I will also need funds to hire a V.A., marketing and hire Virtual assistant and hire my mentor through his coaching program to help me navigate and save me costly mistakes as he has done recently.
