Our goal for Fisherman’s Lair is to raise 300k more capital to get us through the developing process, pay balance of property and build the first unit. This will bring the resort to where it will be self-sufficient.
The homes then will be presold, built off the model, but with slight variance, for extra cost. We are building elevated A frame and shed style roof, both with windows up one side facing the river. These units are cost effective, and both run roughly 48 to 52k to build. Fisherman’s Lair Resort is a riverfront property, shaped in a triangle with the road doing 1/2 circle through the property. The homes will be built on the inside of the road facing the river. This is far enough to appease the Department of Ecology but close enough for a beautiful view. We will also have 8 luxury RV spaces on the other side of the property.
I have done extensive due diligence, and we'll have no issues In finishing permit process to commence construction. The city of Raymond, who oversees permitting, welcomes this project and has even agreed to guide us through a grant to build a dock for dual usage of the city and Fisherman's Lair.
I started this project with three key people for management for LLC, ET Walter Enterprises. Gary Hall (myself) have over 35 years in the construction industry. New construction, residential and commercial will oversee all construction as a general contractor. Jeanette Childress, who has an MBA in business and finance, will be our finance manager. She will oversee bookkeeping, payroll etc. Jesse Savage, our Sales Manager is a Licensed Real Estate broker, a top salesmen in the state of Washington. He will market our resort, list and sell our homes after the first unit is built. Since researching our market, he has assured me they will sell fast.
Our Project will be sold as condominiums with an HOA. Upon completion of the project the RV spaces will transfer to the HOA to help support keeping costs down. Each of the 15 units built will be roughly 600 to 800 square feet. They will sell for $330,000 apiece totaling $4,950,000. The cost will be approximately $1,200,000. This project will net approximately $3,750,000 upon completion.
