Expanding my Short Term Rental company portfolio in Jackson, WY and Destin, FL and surrounding areas!

Starting my short term rental company was not my initial intention. We bought our first short term rental as a new build, furnished it, and put it on the market to see what it would do. We listed in the last week of the month and made half of the mortgage in one week. The next month was enough to cover the entire mortgage and more. Once we got into how this market worked, my husband and my mom said why are you doing loans. You love the short term rentals, you are amazing as setting them up and managing them, and I think you need to make a change. I took their advice and started researching all of the properties that are currently for sale in the markets all around Okaloosa County Florida. I realized that with the right investor to help me with the down payments, there are enough properties on the market that have already been short term rentals that I could purchase to expand my portfolio and make this a full time job that I am passionate about and that I love. I made the decision right there that nothing is going to stop me and I am going to make this happen.  In my research I found that I could do a blanket loan to purchase multiple properties at once although this is probably not the most feasible option due to the higher interest rates. I came across DSCR loans which would be feasible and has significantly lower interest rates, but the down payment would slow the amount of properties I could buy at once. 

Now I can wait until there is enough capital generated by the first property and then use it as a down payment on a second, third, and so on. However, I do not want to wait to build up my portfolio if I do not have to. I want this to be something I can dedicate myself to and make this a full time job for myself.  I already have an accountant that can manage all of the business side of this, cleaners, maintenance, etc. As I already am using them for the first property and it has been a success. 

If I can find an investor that would be a good fit. We will be traveling back and forth between Wyoming and Florida and out goal would be to eventually expand to both. We own a residence in Wyoming that will eventually also become a rental for the company. Both Teton & Lincoln County Wyoming are great places to invest in short term rentals as it is a huge tourist area being right next to Yellowstone national park, Teton National Park, and endless activities year round. Okaloosa County, Fort Walton Beach, & the Destin areas of Florida are also great areas to invest in as they also are prime tourist areas for the Emerald Coast and some of the most gorgeous beaches in the world! 

I am new to doing investments with investors but I believe if I had someone who could help with capital for the down payments on rental properties then with the DSCR loans I could purchase the properties and then be able to reimburse the investor for their down payment. 

I have attached photos of the first short term rental that we bought, furnished, and are currently renting out. Again, I would like to add at least 4 more properties right now to the business portfolio to really get the business grinding.  I am not afraid of change and I am not afraid of hard work. I will do whatever it takes to build out my portfolio and make this something I can do full time.
