Our team is comprised of exceptional individuals who bring diverse expertise and a track record of success in their respective fields. Jennifer, as the Director of Operations, possesses invaluable experience in efficiently managing and overseeing various operational aspects. Tracy, our Director of Music and Events, brings a wealth of knowledge in curating memorable musical experiences and organizing engaging events. Connie has demonstrated her prowess in running successful restaurants, ensuring seamless operations and customer satisfaction. Jinjer, with her background as a store manager at Target and her own thriving store, contributes her extensive retail management skills.

As for myself, I previously held the position of President at Roquemore Holdings, LLC, where I spearheaded significant growth. Under my leadership, the company expanded its workforce from eighteen to 108 full-time employees. Additionally, I devised an innovative data-driven communication method that greatly benefited our largest customer, ultimately leading to the successful acquisition of our company for several million dollars.

Currently, I am a sixth-generational farmer, embarking on a new farming venture. Here, I have developed a unique compost tea consisting of ten carefully selected ingredients. Alongside this tea, I have also designed a specialized tube mailer for convenient distribution via mail, as well as a one-of-a-kind brewing system. I am in the process of obtaining a patent for this groundbreaking invention. An agronomy expert has evaluated the compost tea, affirming its uniqueness and effectiveness in delivering essential nourishment to plants. The Tea is called NOGMO Tea. This stands for “no GMO. No genetically modified products. The vegetables and fruit and herbs we produce are the most profitable in the agriculture space.

Collectively, our team combines a wealth of experience, entrepreneurial accomplishments, and innovative thinking, positioning us for success in our current endeavor.

This paper is divided into three sections, each focusing on distinct areas. The initial section concentrates on greenhouses and gardens. The subsequent section delves into the design of a music area. Lastly, the third section encompasses the construction of Time, a Theme park housing various attractions.  The investment is associated with each section.

Food prices are consistently soaring, prompting us to devise a solution that cuts out the middleman and eradicates shipping costs. Our approach involves cultivating vegetables and fruits firsthand, emphasizing organic produce that has experienced a 12.4% price hike over the past year. To accomplish this, we have established four distinct types of gardens: dirt gardens, aquaponics systems, shipping container gardens, and greenhouses. With these varied methods, we ensure a year-round supply of fresh vegetables.

To facilitate the sale of our homegrown goods, we have constructed four pavilions dedicated to showcasing and retailing these items. In addition, we have incorporated a Mennonite store, catering to a range of other products. These pavilions are not solely limited to fresh produce; they also house an herb shop, where we craft candles, kitchenware, and an assortment of other stores. In total, there are 96 stores within these pavilions, with some being rented out while we manage the rest.

To address this challenge, we have devised a unique solution in the form of a theme park called "Time." Located within our primary coverage area, which boasts a population of 9.6 million individuals, our park aims to captivate and engage visitors. With an estimated average of two people per car, our target is to attract just 2083 cars from the aforementioned population.

To gauge our potential success, we have drawn comparisons to Dollywood in Pigeon Forge, TN, which records an annual attendance of 3,000,000 visitors. However, our financial projections are even more conservative than those of Dollywood, presenting a promising avenue for generating substantial revenue. Moreover, our park operates entirely on solar power, demonstrating our commitment to sustainable practices and reducing our environmental impact.

"Time" embarks on a captivating journey by transporting visitors to the Wild West, immersing them in the charm and excitement of an old western town. Within this themed section, guests can witness thrilling shootouts, test their skills on a bucking bronc, and even try their hand at hatchet throwing. Adding to the ambiance, we have a remarkable riverboat that doubles as a restaurant, evoking the nostalgic charm of riverboat dining experiences.

In addition to these attractions, we provide a relaxing escape from the scorching Texas weather with a lazy river, where visitors can unwind and float along at their leisure. To offer a truly immersive experience, we also offer accommodations for rent in two distinct eras: the Wild West and the 1950s. Whether guests prefer the rustic charm of the old west or the retro vibes of the 1950s, we strive to cater to their preferences and create an unforgettable stay.

Continuing the journey through Time, the next segment transports visitors to the vibrant era of the 1950s. Here, we painstakingly recreate an authentic town from that era, complete with real cars and people. These individuals, dressed in period attire, are talented actors who bring the town to life with their performances. Additionally, we offer rental opportunities for various stores within the town to both external merchants and our own enterprises.

Within this nostalgic town, visitors can indulge in a delightful ice cream shop, offering a sweet taste of the 1950s. To further immerse guests in the era, we have a fully operational diner called Mell's, serving up classic 1950s fare such as hamburgers, hot dogs, and root beer. Whether it's savoring a delicious meal or simply taking in the ambiance, our 1950s town provides an authentic experience that captures the essence of this iconic era.

Transitioning from the 1950s, Time takes a vibrant leap to the groovy era of the 1970s, where the focal point is the Hippie Shak. This unique store/restaurant is home to the world's largest lava lamp, creating a mesmerizing and psychedelic atmosphere. To enhance the immersive experience, actors dressed as hippies will perform and interact with visitors, adding an authentic touch to the setting.

Moving forward, we cater to the younger audience by providing a dedicated space for kids to revel in the thrill of gaming. This area features a wide array of video games, virtual reality (VR) experiences, and exhilarating laser tag battles, ensuring an action-packed and enjoyable time for all. Additionally, we have incorporated a dedicated paintball zone, allowing visitors to engage in exciting paintball matches, further diversifying the range of activities available at Time.

In our ambitious plans, we envision the construction of a grand stage to host renowned Country and Western acts, solidifying our commitment to delivering top-tier entertainment. To bring this vision to life, we have engaged in discussions with the esteemed DLR Group based in New York, renowned for their expertise in constructing remarkable venues. With their assistance, we aim to create a spectacular performance space that exceeds expectations.

One of the standout features of our stage will be a captivating laser light show, adding a mesmerizing visual element to the performances. Furthermore, we plan to incorporate cutting-edge holographic technology, enabling awe-inspiring holograms to enhance the overall experience and transport the audience into a new realm of entertainment. By leveraging these advanced technologies, we seek to create an unforgettable atmosphere for both artists and spectators alike. It is worth noting that DLR Group's strong relationship with Live Nation further bolsters our prospects of securing top-line acts for the stage, ensuring a truly exceptional lineup of performances at our venue.

Taking into account all the factors, we have an exceptional product situated in a thriving area, offering remarkable potential for outstanding results. While there are numerous intricate details that further contribute to the project's appeal, I wholeheartedly encourage you to consider investing in our venture.

To bring the entire project to fruition, we require a total investment of $30,000,000, as outlined in our comprehensive financial projections. As part of our investment opportunity, we are offering other potential investors a convertible note with a competitive interest rate of 6%. The note will mature in a reasonable timeframe of 18 months, presenting an attractive and potentially lucrative option for those interested in joining us on this exciting journey.

Thank you for the opportunity to work with you!
