Raising $350K to start a Pre-Listing Exterior Renovation Division

We are seeking investors to launch EASE Exteriors, a pre-listing exterior renovation company. Our vision is to serve as a one-stop shop for real estate agents and investors in the Charlotte area who are looking to improve curb appeal and increase property value before listing. 

THE PROBLEM: Currently, property owners looking to improve their homes prior to listing must deal with multiple contractors, keeping track of several timelines and invoices. They have to come out of pocket to cover renovations and repairs in an effort to make their property stand out amongst the many homes for sale and rent in the area.

THE SOLUTION: EASE Exteriors fills a gap in the marketplace of exterior-focused remodeling and cleanup services for pre-listing properties, ensuring a great first impression for buyers. We provide property owners with all exterior services from roofing to lawn care, with one main point of contact, invoice, and convenient timeline. EASE also works with financing companies to allow property owners to defer or minimize out-of-pocket costs until after closing.

THE SERVICES: We specialize in roof, siding, and gutter replacement or repair services as well as exterior painting; we will also work with the property owner's insurance to replace or repair any storm damage due to wind or hail. We offer full lawn care and landscaping services and are North Carolina Licensed for pesticide application. We also provide pressure washing for siding, decks, driveways, fences, sidewalks, and garage floors.

THE MARKET: The pre-listing renovation market is taking off across the nation but is still in its infancy in the Charlotte market, which has been labeled by Zillow as the hottest real estate market for 2023. Charlotte is the third fastest-growing major US city with an 11-year population growth of over 20%. There are an average of 3500 homes for sale per month in 164 different neighborhoods. The average home price is almost $370,000, with 75% of homes listed for over $300,000. The average sale time for a home in Charlotte is 42 days, and the 8-year equity growth is 121.3%. As we will be serving the B2B market, we have the opportunity to work with the over 11,000 real estate agents who serve the Charlotte area, as well as the many private and corporate investors who sell and rent properties,

THE COMPETITORS: There are two main competitors in the pre-listing renovation market- the franchise Renovation Sells, which focuses solely on interior renovations, and the national company Curbio, which does both interior and exterior improvements. There are, of course, other renovation companies in Charlotte but none that market specifically to pre-listing property owners.

THE BUSINESS MODEL: EASE Exteriors will market its services as B2B, focusing on real estate agents, real estate firms, and real estate investors. We have the capability to work on either residential or commercial properties in Charlotte and surrounding areas. Our main differentiators from the competition:
  • Work with insurance for storm restoration projects due to wind or hail damage
  • Local business versus franchise- we know the market and have local connections
  • Focus on exterior renovations only, but can service everything from roof to lawn
  • Minority-owned (in the process of obtaining HUB and SBA 8(a) certifications)
Our initial marketing efforts will be focused on leveraging current local connections with real estate agents and investors; attending construction and real estate trade shows; Google and LinkedIn advertisements; organic social media growth on Instagram; and direct mail/email marketing to real estate firms. 
THE TEAM: Edwardo "Ashbe" Stanley founded the parent company EAS Preservation and More LLC in 2018 with the goal of assisting local home and business owners in preserving the equity of their property. He has a BA in communications from Queens University of Charlotte and extensive experience in sales, marketing, team management, and restoration. He will serve as the Director of Sales and Production for EASE. Emily Stanley has a Masters in Education from Queens University of Charlotte. She taught for four years before spending ten years in corporate customer service, training, and process improvement roles. She is also a certified LEAN Transaction professional. She will serve as Director of Operations and Training for EASE.

FINANCIAL PROJECTIONS: The average net profit for the construction industry is 3-7% and average growth rate YOY is 3.2-5.2%. We will be offering services for Q3 and Q4 of 2023, and we anticipate booking over $2.9mil in revenue with 1.3% profit (lower than normal due to one-time startup costs). In 2024, we project over $6.5mil revenue with a 4.6% profit margin; for 2025 it would increase to over $7.2mil revenue and 5.1% profit. We estimated our costs on the conservative end and foresee a number of opportunities to increase profit margin within the next three years via process improvement and cost reduction measures.

We are seeking an investment of $350K to cover initial startup costs and OPEX for Q3 and Q4 of 2023 (excluding COGS and payroll). We are open to other investment levels and look forward to hearing from interested parties.
