Project One, Office Remodel. This property is the perfect location and design to increase my volume and margin in the business from the current 1 million annually to 6 million over the next 3 years. Our gated community and private estate owners world  homes ranging from 1.5 to 14 million, all have to pass by my office. So...we make my office look like the best of these homes with design and materials. My sign will speak even louder with a stone base and back, waterfall exiting both side side in the bottom and shake roof. Ambient lighting on both side so the sign and waterfall at night. The fact that the waterfall never fails even when it freezes will speak more than the building.
This, according to current real estate comps will increase the value from $300,000 to 1.7 million or more based on commercial real estate in this corridor. Will increase my volume from 1 million annually to 6-10 million, and profit margin up from 20 to 35%.
Project Two, Eaglewood Preserve Endpoint Destination Resort: This is the product of national and international study. Of course it includes things done right in the best resorts. But it also includes things that no other resort has. It is detached from positive economic correlation(when the economy goes down, our occupancy stays at 95% and our profits remain the same or higher). You can't find another resort that can say that.
Which proves the 2nd point, our business model, attraction components, occupancy, profit margin, employee culture, activities, event space, and service are like no other resort in existence.
Would you say that could be disruptive....if people fight to buy our 50 Corporate Executive Suites, event space, rooms, waterpark, spa, entertainment venue, boutique luxury retail and cuisine? No...thats not all. If we are booked years in advance, prior to opening? If average Gaylords Denver did it....we will be the best story ever told!!! Full occupancy a forgone conclusion and ignores economic downturn like the DC beltline...is that disruptive...profitable? Lets find out shall we!!!
