My name is Paul Eppen and I am respectfully requesting an investment of $500,000 to pair with our financing to develop a 40-cabin resort. This resort will wrap around an existing restaurant that is set to be remodeled and rented to a local business owner to create a one-of-a-kind, high-end dining experience. I am the owner of a small construction company that will allow me to cut Construction costs significantly. We are looking at an all-in cost of $3M for the land, restaurant, restaurant remodel, and all 40 cabins.
As the owner of a Vineyard and Wedding Venue in Alma, WI, I can speak to our incredible need for additional lodging. We see thousands of guests per week at our winery during peak season. Since building our new wedding venue in 2024, we are on track to host over 16,000 guests per year in 2027 and beyond—most of whom will have to stay out of town.
In addition to our venue, five more local wedding venues send their guests to hotels further away than our development location. Alma is a hidden gem that won't be hidden forever. Let's be the first group to bring much-needed lodging to the area before someone else does.
Our goal is to acquire the property in the next 60 days and break ground late this spring. This timeline would allow us to be open for the 2026 season.
A few projections to consider:
At just 26% occupancy (wedding nights only - Thursday - Sunday from May - October) we would gross $684,000 with an anticipated Net profit of $415,000 before mortgage and taxes.
At 50% occupancy, those numbers grow to $1.2M and $870k.
These numbers do not include any revenue from the lease of the restaurant.
This is an incredibly unique and high-margin concept, especially with my construction experience and resources allowing our costs to stay so low. I would love the opportunity to have a conversation with anyone who is interested to show that these numbers are not too good to be true.
