One-of-a-kind opportunity to be a part of a growing educational farm in N. GA. The Dahlonega Butterfly Farm is seeking a partner to join forces and scale business. Your investment would go toward capital improvements, including an addition to the Butterfly Conservatory, an outdoor class pavilion, and the formation of a non-profit division. The business is currently running as an LLC with the intention to create a separate non-profit organization to sustain & grow the educational purpose. Amazing possibilities for the right person or environmental group that shares a passion for nature, pollinator protection and conservation. Let's talk!
The Dahlonega Butterfly Farm features a 780 sq. ft. climate controlled Butterfly Conservatory, a 660 sq. ft. Gift Shop, a high-tunnel greenhouse (used for off-season growing), and 7.5 acres of land. Current Real Estate Equity: 340k; minimal debt!
Stats and competition:
In our first year, the Dahlonega Butterfly Farm logged over 5,000 visitors (during a 5 months season) & built a strong social media presence with 4,200 new followers! Dahlonega is the second largest tourist destination in GA, with 200,000 visitors walking through the downtown Visitors Center every year. (Second only to Savannah, GA.) As a comparison, the closest nature center with a butterfly exhibit is the Chattahoochee Nature Center, 40 miles away. Their butterfly exhibit is open for just two months in the summer and consists of a small temporary tent to house their butterflies. They serve approx 20,000 guests a year and have 1,000's of annual members.
Growth & Expansion:
With expansion of the Butterfly Conservatory, the farm can complete a permitting process to obtain exotic butterflies which would allow year-round tours and greater interest! The proposed outdoor pavilion will allow us to expand our nature classes and offer a facility for local schools field-trips. The Dahlonega Butterfly Farm is currently set-up to do business with schools in Lumpkin, Dawson, and Hall counties. Additional gardens & trails will be added organically. The vision is to create a premiere botanical/ educational experience in N. GA. With the right investor, there's also a potential to buy 22 acres of land to expand the trails to the Etowah River Waterfall and move toward nature center status.
