 Well-known Busy Branded Gas Station with Convenience Store available in Tucson located on major highway. Includes 3+/- Acre Property. The current owner runs the business semi-absentee. This is a busy location with high volume fuel and market sales. This brand of fuel offers strong brand recognition and brand equity with an already established customer base. Room to expand, add a Car Wash and/or Restaurant. Manager in place. 

One acre of existing property will be used to add a solar field from Tesla. This will also include charging stations for EV's. This will add to the value of the property
as well as make the gas station 100% self sufficient and reduce the electric bill to $0/m. 

The remaining one acre will be used to add a Car Wash. A new  car wash will  provide various services, from touchless (and personless) automatic washes to full-service options that include exterior washing, waxing, and tire cleaning, and will even offer interior detailing. This station will provide a full-service wash and wax by an attendant. This will provide automatic washes using a series of brushes that scrub your car with soapy water as you drive through the wash tunnel. Touchless car washes use pressurized jets, rather than brushes, to wash the exterior. The new car wash will also use recycled water to lower the cost of water usage and with added solar to power it, it will cost almost nothing to operate on a day to day basis.
