Cotton Gin to Restaurant Renovation Project

I'd like to purchase an old cotton gin and renovate it into a restaurant space serving barbecue! The cotton gin is listed for sale on .85 acres at a busy intersection in our small town in Camden County, NC. We are a small, but rapidly growing blue collar town that I believe would fully embrace such a neat project that also serves great food. I have owned a BBQ restaurant in the past and I know that this cotton gin has the potential to make a great space. There is enough room to add an outdoor seating and entertainment area with fire pits and even host live music eventually. We don't have anything like this in our town of about 10k people with new developments being built regularly.
