Welcome and thank you for considering our exciting investment opportunity in the Yucatan Peninsula, Mexico. We are Chef Justin Thomas Micaroni and Dr. Elise Marcel Chatelain, a dynamic duo with a shared passion for hospitality and property development. Our mission is to build a chain of short-term rental facilities across the Yucatan Peninsula, offering top-notch service and a range of upcharge add ons to improve our guests' overall experiences.

Our first project, Comuna 44 Merida, is already under construction and located in Merida's historic colonial centro district. The facility will include four separate homes with possibility for six rentable units, featuring a mix of one and two-bedroom apartments available for booking through Airbnb and VRBO. For this project we are seeking an investment of 399k usd for ½ of the real property (2 condos of your choice in your name at closing) and a negotiable percentage of the overall hospitality business at this location (food, beverage, tours, classes, retreats).

Merida is a booming tourist destination, with the local tourism industry seeing a significant surge in recent years. According to the Yucatan Times, Airbnb bookings in Merida alone increased by 128% in 2022-2023, driven by the city's beautiful historic district, excellent food scene, and reputation as one of the safest cities in North America.

By investing with us, you will not only own two condos with an immediate market value of over 500k but also become part of a successful and experienced hospitality team. Our in-house management team, with over 50 years of combined hospitality experience, will ensure that your investment is well taken care of.

Visitors can also discover the lively seaside town of Progreso, dozens of charming towns and pueblas, and thousands of cenotes.

Tourism in the Yucatan Peninsula is on the rise, and the completion of the Tren Maya, a new passenger train line that will encircle the entire peninsula by the end of 2024, is expected to bring even more growth.
