We are Coldstream Meadows Retirement Community in Coldstream, BC, Canada. We are a for profit, private pay business providing premium accommodation and services to our 100 residents. Our business plan is founded on a critical shortage of age appropriate accommodation and services for seniors. Our funding request will provide us with the working capital we require to move forward with our planned expansion of up to 425 new units. Constuction and take-out financing at very good terms and rates are in place for each planned project. Coldstream is located in the Okanagan Valley, 30 minutes north of Kelowna and YVR International Airport. We are a destination retirement community for retirees throughout BC, Alberta, and beyond. Our aging population makes us a super aged community where 1 in 4 residents is 65 years of age or older. Demand exceeds our ability to supply and this economic condition will continue for decades to come. Our residents are middle class Canadians with the ability to pay the premium rates we charge for our exceptional age appropriate accommodation and hospitality services. Our exit strategy is to fully develop the community over the next 5 years and then sell to  a REIT for a substantial profit. Over the next 5 years profits are earned from our ever expanding service business. We have an incredible team of management and employees who are loved by our residents and their families for everything they do. We are a small family business with 26 years experience in the retirement community business and 50 years experience in development, construction, engineering, technology, and industry. Time is of the essence as we are ready to proceed as soon as funding is in place.
