Who we are and what we’re asking for…
Clearwater Principled Investments is a small scale, family investment start-up formed by experienced real estate investors, that’s currently looking to obtain privately funded, individual business lines of credit (LOC).  Those LOCs would ideally be in increments of $50K-$250K each (totaling $700-$900K).  In return, Clearwater would provide individual, private lenders with a secured, low risk, double digit return on investment.  Our funding need is to raise short term gap funding and reserves needed to acquire high return projects with the specific goal of revitalizing and building communities through the creation of financially stable, beautifully updated, desirable housing for professionals and working-class families living in high demand residential and non-conforming areas.
 
A little about us…
We are a family team that has the experience, educational training, and professional background in commercial and residential real estate finance, accounting, and investing.  We personally own appreciating, income producing, single family rental property.  We are financially sound with the personal credit backing that enables us to secure traditional lending.  Our need is simply for the funding required to quickly enter into win-win deals and to satisfy the gap funding needed to secure deals when using traditional financing.
We are not
the fast moving, “fly by night investors” tearing through towns taking on high risk projects and losing their shirts in the process!  
 
How we do what we do…
We look at deals from all angles (financially and rationally) before considering them to be viable.  We are more conservative and deliberate in our approach than most other investors are, in order to mitigate financial risk by not entering into losing projects.  We start with identifying the path of progress, the level of buying and rental activity, and then carefully run analytics to identify the likely financial outcome of the project and the impact of a project’s outcome on the community. 
 
We then work closely with bonded and insured general contractors (with extensive experience in structural renovations and design) to ensure that we can turn a project into a profitable renovation for immediate resale or turn a multifamily asset into a well-managed, cash flowing property that is highly sought after for renters.
 
Currently, we focus on re-emerging and developing areas in and around Atlanta (GA), Chicago (IL), Las Vegas (NV), Indianapolis (IN), and Phoenix (AZ).  After acquiring the assets at or below market, our goal is to renovate single family properties for immediate resale (and repayment to our lenders upon sale).  For multifamily properties, our goal is to renovate them and gradually increase rents over a holding period of 2-5 years in order to force equity appreciation- with quarterly interest payments to our private lending partners.  Upon cash out refinance during the holding period or sale at the end of holding, our private lenders will receive full capital repayment.  
 
Additional advantages to lending to Clearwater…
The financial interests of our lenders would be secured through promissory notes and recorded deeds as well as insured.  Our lending partners enjoy returns which exceed what the stock market or banks can currently offer in today’s highly volatile economy and protections beyond what can be found in the stock market.  An added advantage to working with Clearwater is that we're forward-thinking and conservative (as opposed to being careless) with funding.  We don’t engage in risky practices which have led to financial loss experienced by other investors!  
 
We do not- leverage adjustable-rate mortgages to acquire our assets, omit costs when underwriting potential deals (or underwrite based on pro forma financials), have a single exit plan for any deal, distribute 100% of rental income (leaving nothing to offset operating expenses/holding costs), move forward with high-risk investments, and we don’t keep our investment partners in the dark.  We provide regular updates on the status of projects and the expected outcome of every investment opportunity!  We are true partners looking to better our lives and the lives of others through real estate!
