Sextro Steak Distillery - Denver  

 We have found a great building and we have a concept that we believe fills a great need in the marketplace, a hip moderately-priced steak house with a great bar. 

We have secured a fantastic property in the historic Sunnyside neighborhood of Denver, just above the bustling Highland and Rhino neighborhoods and just fifteen minutes from Union Station, The Ball Arena, and Empower Field.

The Building is perfectly suited for our needs as it is a full-service recently remodeled restaurant and will require minimal cosmetic renovations and limited new kitchen equipment for our concept. The concept, Sextro Steak & Rye will be the only Chef-driven casual steak concept & working distillery in the state and we expect both the bar and restaurant to exceed expectations in the marketplace (A business plan with a detailed proforma is available upon request ).

Christian Margesson, who I worked with at N9ne Group in Las Vegas for almost a decade as our Sommelier and Beverage Manager is currently a sales and marketing consultant for several spirit brands and a wine consultant for private clubs, restaurants, and collectors. 

Heath Schneider is the owner of Sextro Rye Distillery and grandson of its founder Lorine.   The Sextro recipe(the only chemical-free whiskey recipe on the market) was founded in 1932 by Lorine during prohibition to feed her family. Currently, Sextro Rye is a 3,000-case production of premium rye whiskey with over 320 placements in Colorado. We expect our on-premise micro-distillery to boost sales dramatically and provide our guests with the most unique “fresh” whiskey experience anywhere!

Our investment includes the purchase of real estate which cannot be undervalued in today’s volatile marketplace. We are offering our investors 100% ownership of the property. They will receive a 5% rent factor towards the principal amount of $2.7M and a 6% preferred return towards the interest. The lease will be NNN, freeing the investors from any financial responsibilities for the upkeep of the property. 

In addition to our initial Denver location, we have identified additional opportunities in the Texas Hill Country, just outside of Austin and San Antonio. Texas Hill Country is home to more than 170 wineries, distilleries, and breweries stretching from the East entrance in Johnson City to the center in Fredericksburg. We hope to secure a location there in 2025.

Our Denver investors will have the right of first refusal for the Texas opportunity as well as every additional outlet of Sextro Steak & Rye Distillery.

Lastly, Heath intends to sell up to 30 percent of Sextro distillery in the next 12-18 months to finance expansion into additional markets. This investment opportunity will also be offered to our Denver investors first.

An Iowa’s Legendary Distillery

Sextro Steak & Distillery; is a Steakhouse, small batch production liquor bar,
and Special Events venue like no other in Las Vegas. We have
detailed plans for a tasting room and are seeking a strategic partner for
the first location.

1. A working 6-gallon still, producing America’s finest liquor in the
the smallest batch known in commercial production. 

2. A bar featuring rare whiskeys, fine wines, craft beers, and daily tasting
flights paired with food. Our outdoor Grill will feature the finest charcoal-grilled burgers, steak
sandwiches, and house-made sausages in the city. 

3. The catering and special event menus for every occasion will create
memorable experiences and include guided tastings, custom
bottlings, and unique one-of-a-kind opportunities for our guests.

4. An “In-demand” name-brand restaurant. That does not exist.

Our expertise in restaurant and hotel operations in Las Vegas makes

Michael Kornick, Executive Chef, Managing Partner

Chef Michael Kornick has been a leader in the culinary arts and hospitality
industry for nearly four decades. He was a 5 times finalist for “Best Chef
Midwest” by the James Beard Foundation. His restaurant MK in Chicago
was one “The Hottest Restaurants in the World” Conde Nast Traveler 1999.
He created the menus and service models for N9ne Steakhouse and Nove
Italiano restaurants in Chicago & Las Vegas.


Heath Schneider, “The Bootlegger’s’ Grandson”

Heath Schneider is Lorine Sextro’s Grandson and the 2nd generation of the
Sextro family is in the distilling business. He is the first generation to make
liquor legally. He is the preservationist of what his grandmother,
Lorine Sextro, began in 1932. Almost 100 years ago, she was distilling and
bootlegging in Carroll County, Iowa. Her secret recipe was kept tightly under
wraps until 1989. Since then, Heath has taken over keeping the world-famous
recipe by keeping it alive and continuing her hand-crafted chemical-free
traditions.

Christian Margesson, Director of Hospitality, Service & Marketing

Christian Margesson started his career at Dubrulle International Culinary
and Hotel Institute.  Following 8 years as part of Chef Emeril Lagasse’s team in New Orleans,
he became a Certified Member of the Court of Master Sommeliers of
America and an Advanced candidate. Christian followed his passion for
wine to Las Vegas where for 11 years he became the Wine & Spirits
Director for the N9ne Group at the Palms Casino Hotel. Today he is the
owner of Cult Wine Exchange, a wine distribution, consulting, and
brokerage firm.
