Gen J's is a Dave & Buster themed styled restaurant, sports bar and family entertainment center all in one.
We will be taking this concept a couple steps further by adding not only virtual reality arenas but video lottery machines as well.
Gen J's has secured a 25k sq ft faculty located in the Charleston Town Center Mall in Charleston, WV
This location was chosen for a few reasons. One being that a casino will be going into the old Macy's Dept store which is right next door to our location. Two, a major hotel is going in on the other side of our location, and three, the multi-million-dollar expansion that just went into the Civic Center Coliseum that is directly across the street from our location. This has us right in the prime location and will allow us to capitalize on our investment and make a great ROI.
We will be a destination point of our own, but with a casino, hotel and coliseum, this just gives us a perfect trifecta win.
The virtual reality arena, which is a start of the art concept with gross approximately $300k a quarter on a 17x25 foot container. Tournaments will be hosted and draw people from all over the country. The VR has a 43% customer return rate and by capturing the customer information, we can increase that return rate by an additional 15%.
We have a secure room located within our faculty that will allow us to add 100 video lottery machines that permits have already been obtained for. Profits on the Machines are split between the State (51%) & us (49%).
We will have one main restaurant with 2 ghost kitchens, the ghost kitchens will increase revenue by 60-65% and will require no additional staffing or cost.
The overall project is $3.8mm and we are raising $1mm in private equity investments.
First year revenues are projected to be approximately $6.8mm with net profits to be $3.1mm
