Funding Proposal for Apoca Outpost Land Project
Introduction:
My background is that I have flipped over 33 properties for real estate investors and built over 20 small cabins for recreational users. I am very well experienced at the craft to build these cargo container homes and to help establish them on land.
The reason why I got into this is that my wife and I are very big preppers when it comes to uncertain times like today. We find that most customers that we build our cargo container homes for prepper purposes are still not entirely sure how they should setup their land for their prepper home.
So we helped establish a cargo container home on a property in Montello NV with all the necessities needed to be ready in a time of disaster.
We purchased the land for $5,000 for 10 acres and we wanted to make sure that this was established in a well remote area.
Here is a break down of expenses to this property deal:
$65,000 to Build 40β Cargo Container Home
$12,000 To Build Supply Bunker
$3,000 Excavation
$2,000 Gravel
$1,000 Septic System
$1,800 Furnishings
$3,200 Transport Containers
= $88,000 Total Cost to Setup
Land Value After Setup:
We have work with the realtor and found that if the container just sits on gravel. We can probably list for $120,000. But if we put it on a foundation of some type, it will be easier for banks to finance and the value goes up to $135,000-$140,000.
So we decided to spend an extra $3,500 to put cement columns on the corners to count that it is on a foundation.
If we well for a min $135,000 after $88,000, we are looking at $47,000.
Second Property:
We have found a pretty good deal getting this property for $13,000 which was originally listed for $19,500 for 33 acres of land, which sounds like a steal. But the only draw back is there is no road access to the property and we will need to excavate ΒΌ mile of road through sage brush to get there.

This is a great property that is very remote and a fantastic spot for any prepper.
We already have a 40β cargo container home built that has about $65,000 put into it. We now need to build a supply bunker to place on the side of that unit so we can have the full property setup.

Funding Proposal:
I am seeking $65,000-$80,000 for each land deal. After 90 days building and setting up the property, I do plan on using a company called NSS Lending to refinance the property after it is Appraised and then pay you off so we can work on the next deal.
I need a lender to setup the property because no banks are willing to lend until it is appraised. Once it is appraised, I can refinance and have us work on the next property while the previous property works on getting sold.
I intend to do this as a long term project where we will do this around each major city such as Salt Lake City, Las Vegas, Los Angeles, and so forth. I plan to build two of these land deals per major city and then move onto the next.
I am proposing 10%-15% interest on borrowing the funds and once the property is appraised and refinanced, I will pay you off and we will work on the next land deal.
I am very excited about this concept and there is a high demand for this currently and fell there will be an even bigger demand in the future.
