This project will be a dedicated boat storage facility with approximately 120 outdoor stalls on a multi-acre site in a strong marina community. The facility is designed as a secure yard tailored to trailerable boats, with wide drive aisles, set stall sizes, and circulation optimized for local boat and trailer configurations.

The on-site garage will be leased to a marine-focused business as an anchor tenant, providing steady base rent and driving regular traffic to the facility. Two dedicated wash/wax pads create an opportunity to charge per use or offer monthly "care packages." A small bait and ship store, along with vending machines for food, drinks, and ice, will capture incremental spend every time customers prepare for or return from a day on the water. Together, these amenities turn a simple storage yard into a convenient one-stop hub, supporting both stronger retention and higher value per customer.
