Story:
Imagine you just purchased your 4th AirBnb vacation home! Congratulations on your newest investment! The 1st 3 went so well you decided to take it to the next level! The only problem is you do not know how to self-manage the property, it is consuming all your time and you are losing bookings to your competition literally right next door. Things are not as easy as they were over the last few years and you need professional help! 

No I don’t mean a therapist…I mean you need a professional Short Term Rental Manager (STRM) to manage your properties! You saw this coming with all the new management software, regulations, late night messaging, lack of sleep and the huge decrease of income…now is the time to turn it over to a pro.

Background:
2020 was a year we will never forget! Covid forced us to stay home, quarantine & all but completely eliminated the ability to travel. People worldwide began to wonder if they would ever be able to travel again, but lucky for them travel restrictions were lifted in 2021. Everyone everywhere wanted to escape the year long cabin fever, but still fearful of the virus needed an alternative to crowded hotels and packed out resorts. Where did these travel enthusiasts turn to get their adventure fix? You guessed it: vacation homes on AirBnb! This allowed families and friends to travel together and avoid large crowds. The demand for these Short Term Rentals (STRs) went through the roof and investors everywhere jumped on the trend!
 
Thousands of homes were turned into vacation rentals and investors made so much money they invested in more and more STRs with little to no knowledge about the industry. This worked fine during 2021 and 2022, as all you needed to do was post your home on AirBnb with a few pictures and you were golden. Your place got booked over and over and over again with little to no effort and you were able to self manage your properties without a problem. 2023 was a huge wakeup call for a lot of these self managing investors as it was not as easy to keep up with all the Short Term Rental Management companies that also entered the market. Now the part time investor had to keep up with full time fully staffed professional management companies and that is where they began to lose.
 
In today's economy you need professional pictures, frequently updated listings, dynamic pricing, the best cleaning crews and I can go on...to just keep up with these management companies. Investors and self-managers are realizing they need a professional to take the helm! Phil and I have a Short Term Rental background and currently have several luxury lakefront homes we manage. We know there is a need for a “matchmaking” service connecting the investor to the manager and that is why BnB Ace was started.

We plan on hosting educational webinars to attract clients. Here are the webinar numbers we are looking to achieve: the average webinar marketing cost to get a webinar registrant is $5 with a 25% show rate and 10% close rate. If our costs are doubled, our show rate is half and our close rate is half here are the numbers we are looking at for the next 3 years:

Marketing budget per month of $3,000 gets us 300 registrants, 36 on the call & we close 2 clients per month. 

2024: $125K
2025: $309K
2026: $489K

Each investor has an average of 4 homes with an average of $50K in top line revenue. The average manager charges the owner 25%. We collect 5% of all revenue that comes in giving the manager on average 20% and allowing us to keep 5% for the lifetime of the client. 

Our company is a marketing-based company with a typical valuation of 4X revenue putting us at a valuation of $500K after this year. We anticipate selling the business in 5 years with $1.25M in annual sales and a valuation of $5M. Your $75K investment could grow to $750K based on our projections.
