We’re introducing an exciting new restaurant concept in Miami Beach, combining beloved elements of two iconic culinary traditions in a way that’s never been done before. Rooted in rich cultural heritage but presented with a modern twist, this concept is set to become a must-visit dining destination. With a focus on elevated comfort food, playful menu surprises, and a vibrant atmosphere, we’re creating a space that’s as inviting as it is innovative. 

We project first-year sales at approximately $4.6 million, leveraging the strong performance of the previous tenant. With a fully built space in a A+ location of Miami Beach that requires minimal investment, we’re primed for a quick and successful launch. The location is perfect—high visibility, strong foot traffic, and a vibrant community that’s ready for something new and exciting.

**Capital Raise:** We’re seeking $1.25 million in funding, including a $330,000 cash hold for working capital and contingency.  
**Partnership Structure:** We’re offering an 80/20 investor/promoter split until full capital repayment, with a 6% preferred return on investment. Post-repayment, investors will receive 40% of profits for the life of the deal projecting a 17-19% IRR 
**Lease Terms:** We have a working LOI for a prime 2700 sq ft space in Miami Beach, at $95 psft—$15 below market value. The space is fully equipped and ready to go, minimizing upfront costs and speeding up our time to market.
**Scalability:**Due to the large target audience and the growth of South Florida we feel the growth potential between Palm Beach and South Miami is prime for multiple locations. In addition, by leveraging our core business as a Development and Advisory firm for over 15 Luxury Life Style hotel clients, are strategy would be to have a portfolio for Brick & Mortar spaces in addition to Management Deals with Hotel F&B programs.
