A key advantage of this deal is that we are purchasing the property at a 14.5% cap rate. Historically, motels in this corridor post-COVID have sold at no more than an 8% cap, giving us an immediate value uplift of $6.3M from day one.

Closing is set for October 31st, with earnest money going hard on October 15th.
