Raising $150,000 to purchase building for Grandma's Kitchen

Need assistance with the purchase a building and open up a diner, was running a kitchen in a bar and after it sold, the new owner wants to bring in his own people.  I was in the middle of legal negotiations to purchase the Bar that Grandma's Kitchen was in and the owner sold it out from under me to another person 2 weeks ago.  

I opened Grandma's Kitchen on 6/30/23, and offered delivery of lunch from 11 - 3PM to businesses within a 2 mile radius of the bar.  I had the bar patrons who purchased food on a daily basis, made deliveries to local businesses and had a lot of phone in orders for pickup to go.  Weekly sales of food, on average, without any internet advertising, were around $600.

I have located a building with a completely equipped kitchen  -- the owner came down ill and closed the establishment during the pandemic.  I have been in touch with the health department and all is good to go, and I know that my customers from my old spot will follow me to the new one.  This location is only 5 minutes drive from my house, and within 15 minutes drive of my prior location.

I offer a variety of food like you would get if you visited Grandma's house, and all of my food is reasonably priced.  I offer the basics, grilled cheese, BLTs, chicken tenders, hamburgers, tacos, and a variety of fried foods, breaded wings, cauliflower, mushrooms, onion rings, french fries, and the like, with weekly specials of Homemade Meatloaf and mashed potatoes, Beef Tips and Noodles, Spaghetti and Meatballs, Beef Stew, Chili, etc.

I have $30,000 down payment money and am looking for an angel investor who would like to invest for 10 years.  The owner is currently asking $180,000 for the building and equipment, but I am going to offer him $130,000 and probably settle somewhere around $150,000.  The amount of money that I would need will depend upon the final "sale" price we negotiate, and if the angel investor wants to invest the entire $150,000 and purchase the building, I will use the $30,000 I have for "sprucing up" the place, advertising, menu/flyer distribution to all the local factories, police department, and other businesses in the area and get the delivery service running at full steam.  I will also invest in a website with photos of my food and the menu available for internet ordering, as well as looking into Doordash, Uber, etc. for additional streams of orders and sales revenue.

Opening a Kitchen/Diner has been a life long dream, one that my husband fully supported and was helping me at Grandma's Kitchen.  Unfortunately, he was in a motorcycle accident at the end of August, 2023 and died from his injuries.  He fully supported me in this, and I do not want to let this dream of ours die.

Additional sources of income from this building will come from the 2 apartments upstairs, one is currently rented, and I have a long-term acquaintance who wants to rent the other apartment.  Staffing is not a problem in the kitchen, I have 8 people from the old location who cannot wait for me to land somewhere for them to come back to work, and I have 3 delivery drivers who are also waiting for me to land. 

This is a win-win situation for the angel investor and myself, please, truly take time to consider helping me acquire this building so that I can reopen Grandma's Kitchen.
