Raising $1M to purchase a 100 acre farm and Bed & Breakfast just off the parks highway, on the way to Denali National Park

Being rented as an Air BnB, this 100-acre property is located 15 minutes from the popular tourist town, Talkeetna, and just an hour from Denali National Park.  With all of the infrastructure already built to begin our regenerative farm and eco-tourism business, there is plenty of room to expand, even in year one. Within the first 5 years, we have plans to multiply the current property value by 3x with the addition of seasonal RV and glamping spots and a group of year-round cabin rentals for Northern Lights viewing.

As traveling post-Covid ramps back up, tourism in Alaska is growing like never before.  Those traveling both for work and recreation want a true Alaskan experience and need a place to stop and rest on their epic Alaskan adventure. 

As the COO of an Austin-based start-up and previously running a small marketing and business consulting agency, I have the experience needed to set up the business to run successfully, efficiently, and diligently.   My husband Jesse is a combat veteran, a gifted carpenter, and well-versed in nearly any maintenance project, allowing us to keep costs down as we work to improve and grow the property. We're passionate about regenerative agriculture and have experience with dairy cows, beef cattle, Icelandic sheep, chickens, turkeys, and alpacas. We plan to offer visitors fresh farm-to-table meals and teach workshops on regenerative practices, wine and cheese pairing, cheese making, and other homestead-related skills. We've been traveling in our tiny camper full-time for the past year and a half, staying at over 50 RV parks and using every online tool on the market for booking.  We know what travelers love, what they don't, and how to get people in the door.  We have a wide network of nomads (tens of thousands strong) who will enthusiastically come to visit us in the Great North.

Operating expenses will remain low because we will run all aspects of the business ourselves. 

We're seeking the following:

  1. A $250K investment for the property's initial purchase, registration, and marketing expenses.  This can be exchanged for 5% equity or a 3-year term hard money loan at 12.5% interest.
  2. A $600K investment for the initial physical property improvements exchanged for 10% equity
  3. A combined $850K investment for both items mentioned above exchanged for 22% equity
