Custom home builder looking to develop subdivisions. Local market is depleted and there is a need for housing in local market. I am in contract to purchase land after wet land delineation. I am planning on a 50-60 lot subdivision targeted towards middle income families. Water, power, sewer and gas are utilities at road. I am a home builder and can self perform the home builds. The 1 million will get land purchased and get the infrastructure installed. This will produce the 50-60 lots and have a gross revenue of 2-2.4 million on the lots alone. Once the homes are built the gross revenue is estimated at 30-36 million. Net revenue for on homes is 10-12 million. I have been in the single family residential construction business for over 20 years. The local market is depleted and with more economic growth happening locally there is a large need for more single family homes.
