SUMMARY
 

My non-profit is seeking $4 million to $16 million initial funding for a flagship/proof of concept type project that consists of 25 to 50 tiny homes, community center, job resources, business startup resources, mental health resources, discounted stores, walking trails, transportation, fitness and recreation, and a community garden. With each community, I am hoping to reach economies of scale and reduce costs to build over time. 

 
The land is to be acquired in suburban and rural areas with costs ranging from $100,000 to $1,000,000 depending on the location and number of acres. My goal is to acquire four properties initially for approximately an average of $250,000 each for 3 acres to 40 acres depending on location. An acre will accommodate approximately three to four tiny homes comfortably. 


 
Each community will cater to a group of unhoused people with similar circumstances and interests.


NOTE: I am willing to consider a FOR-PROFIT hospitality venture to fund a NON-PROFIT venture at a later time. 

 
ABOUT ME
 

I have a Bachelors in Electrical Engineering and Biomedical Engineering with a minor in Industrial Psychology from Georgia Tech and a MBA from Pepperdine University. I have worked as a Sales Engineer, a Director of a Non-Profit, a Consultant for small and medium businesses, and a Product Engineer. I hope to leverage this experience as the CEO and President of the nonprofit. 

 
I am in the process of selecting other officers and members of the board as well as seeking 501(c)(3) status as I get more funding. 

 
VISION/MISSION

 
At Maikuro Dwell by Abiko Prosperity Initiative, our mission is to provide sustainable solutions to homelessness by offering affordable or free tiny homes and employment opportunities and other resources to the unhoused population. With compassion and dedication, we strive to break the cycle of homelessness by addressing its root causes and supporting individuals in rebuilding their lives. 

 
Together, we envision a future where every person has access to a safe place to call home and the resources they need to thrive. We are committed to creating a supportive environment where individuals facing housing insecurity can find not only shelter but also dignity, stability, and a pathway to self-sufficiency.

 
WHY?

 
Most tiny home communities only tackle the problem of homelessness without addressing the unhoused population's immediate concerns, the root causes, or concerns specific to each of the primary groups of homeless people. Many people remain unhoused due to the stigma of being homeless in the system. I want to build holistic communities for different groups of unhoused people based upon their circumstances and that remove this stigma. 

 
WHO? 

 
Over 72 percent of sheltered or unsheltered people are childless and 28 percent are over the age of 54. In fact, there is an 84% increase in the number of individuals over the age of 55 seeking homeless services. Our older and childless populations are at risk for homelessness. Although this demographic will be our primary focus, we will also consider families with small children also. 

 
Our community focus will also be on the aging jobless (laid off) population, sexual assault victims, domestic violence victims, and those with suicidal ideations, initially. Studies show that people who are low income and are forced to be in relationships to survive are more likely to experience a domestic violence or sexual assault situation, which can lead to suicidal ideations if no justice is granted to the affected person. Giving an individual their own housing prevents people from being in a relationship with someone just to survive and have a place to live.

 
WHAT?

 
Each tiny home community would consist of 25 to 50 houses depending on need in the area. Each community would address circumstances such as job displacement due to recession, domestic violence/sexual assault, suicidal tendencies, loss of a spouse or parent who was the primary source of income, political asylum/refugee, discrimination due to sex/gender, religion, allergy status, or substance abuse. The people in the community can act as a source of support for one another while encouraging each other with their specific income-generating endeavors. I would like to help the residents start small businesses where their products and services can be featured weekly at our Farmer’s Market and invite the local community to try some of the fresh vegetables grown by our residents. 


 
The community will also have discounted stores where residents can buy toiletries and clothes in addition to a community garden where residents can have fresh vegetables. A community center will have computers where residents can access them for other employment opportunities if desired, and it will be a place where people can commune to take a class, play games, watch movies, or have dinner together. 

 
HOW?

 
The first flagship community will consist of 25 to 50 units that will be built in three phases. The first phase will consist of 12 tiny homes, and each house will cost between $30,000 and $120K depending on the vendor. We hope to partner with Boxabl, S2A Modular, and Nestron to get these houses. More affordable options are also available through other online sources and in retail stores. The second phase will be another 12 homes in the same price range. The final phase will consist of 25 homes. 

 
The land will be acquired in rural and suburban areas close to cities where residents can go into town via a community van if they do not have transportation. Land costs may range from $250,000 for several acres to $1 million depending on the number of acres and the location. We hope to keep our land costs low to focus on adding more community resources for the individuals. 

 
Initially, we hope to keep administrative costs and salaries under $500K annually until we find other funding. 

 
This will be a pilot project in Covington, GA which is my hometown. I would like to build a second community near Las Vegas, NV, North Carolina, California, Utah, Florida, Arizona, or New York. 

 
WHEN?

 
We hope to start the project 6 months after we raise our initial $4 million. Land acquisition can begin once donations start rolling in, but grading the land, getting water, sewer, electricity, roads, and fiber may take 6 months or longer before we can begin installing the tiny homes. We hope to have an MVP of our community by the end of 2025, and hopefully some aspects of the community beforehand. 

 
OTHER IMPORTANT NOTES: 

 
EXPANSION: Once we reach economies of scale, we can expand these communities throughout the United States and around the world.  I would like to expand to Asian communities and African communities where there is increasing homelessness. 

 
FUNDING STATUS: We currently do not have funding, but I am hoping that someone will share my vision and invest. A portion of the funding will cover administrative costs and salaries.

501(c)(3) STATUS: My non-profit was formed in April 2024, and I am in the process of getting 501(c)(3) status and determining what I need to submit to be in compliance. I was told that I have 24 months to file the paperwork, but I am trying to get it sooner if possible. 

 
NOTE: I am still waiting on the Articles of Organization approval from the state, but I do have the EIN. So, I have not been able to set up a business account to receive donations on the website just yet. If you'd like to make a donation, that option should be available within a week or we can arrange another way to donate.
