We are asking for an investment either through loan or partnership to purchase properties to help build a community.  There are different routes this opportunity can take us depending on the investment.  Initially we were asking for $500,000 to purchase 4 properties with a rental income of $2600-$3600 approximately and approximately 55 acres in size, as well as earth working equipment and a sawmill.  The land will be used for the rental income but also we are clearing land to put in food plots and pasture space.  The property we currently reside on would be made into a small farm.  Production from this farm would include beef, pork and chicken products, as well as other products.  We would sell from hatching or birth through to the freezer.  There are several other products such as dairy, honey, etc... that we would produce as well.  There are (2) 1 acre pieces that adjoin ours and would be kept as rental properties and part of that would also be cleared to add more pasture or food plot land. The final piece is a 50 acre piece that has not been built on or cleared yet.  This is a piece of property that will allow us to harvest timber for our building purposes as well as milled lumber for sale and lumber products.  As this land is cleared it can serve different purposes.  We would be able to clear 2 spots for more rental units,  also we could clear a spot and use this for the storage or equipment.  The earth working equipment we purchase will also be hired out with crew to do the same for others,  we will be able to clear the site as requested/required by any client or contractors.  Our equipment will also allow us to be able to go further and be able top put in utilities for the clients/contractors.

The second investment would be for $1,000,000.  This would be the same as before but we would add 5-6 more rental lots, 3 already are occupied and 2-3 would be new lots we would add a rental unit to.  This would add approximately $5600 in rental income monthly for a total of monthly rental income of $8400 approximately.   With the additional investment not only would it allow us to generate higher rental income but it will also allow us to upgrade or duplicate certain pieces of equipment and add others, letting us work up to 4 sites at once, more than tripling the potential income for this source.  Also it would allow us to add equipment such as a paver for example, so now we would not have to stop our services at a rough driveway for a new land clearing and have someone else finish, this would allow us to take a home site from forest to finished ready for building, using the paver example it would now allow us to bid on contracts for asphalt driveways, roads or lots from homeowners, businesses and municipalities.  We would add a larger drum chipper, letting us take take the brush and cuttings we have cleared and turn them into a product we could use ourselves and resell by the yard load.  We would add equipment for general landscaping.  This landscaping equipment along with the earthworks equipment, we already have, will allow us to offer landscaping and hardscaping services for more involved landscape designs.  We would also clean up and repaint the older equipment so that we can attract rentals of the equipment as well.  With this equipment we would be able to complete at least 12 sites per year up to 5 acres per site, at an average of $5000/ acre generating at least $300,000.  We would also upgrade the saw mill so that we could now not only cut timber to dimensional lumber but we we would be able to turn whole trees into one piece solid columns, poles or custom pieces for building and furniture, we would also add a planer/sander and a solar kiln.  These would allow us to sell not only to sell the rough cut lumber but finished and dried lumber just like at the big hardware store and a significant profit to us and savings to our consumers.  With the sawmill we would also build sheds, coops, flower beds, picnic tables, bed frames, fencing, etc.. for sale.

We would expand on the live stock we bring in so that we could begin our breeding program and have live stock to butcher this year for sale, along with our live stock we will be breeding dogs for sale both as puppies and trained.  This will allow us to initially start with a higher quality bloodline 
approximate yearly income:
$2000 per butchered cow x 10 = $20,000
$450 per butchered pig x 20 = $9000
$150 per piglets x 30 = $4500
$500 per live cow x 10 = $5000
$1500 per puppy x 40 = $60,000
$20,000 trained dog x 2 = $40,000

Also with the larger investment I have found 4 greenhouses that we could add to extend our food plots and winter habitat for our bees and chickens to help them produce year round.  Also a few used shelters and steel buildings for equipment and storage of materials.  

Maine has become one of the states that has legalized marijuana both medically and recreationally, we could develop a partnership with one or more dispensaries and possibly use our green houses to grow marijuana as well as food.

We are trying to not only to build something for our family but to help others and build a community. With the rental units, especially the new ones, we are going to market to people, like ourselves, who want to be able to be part of something that can make us more self sufficient and be able to accomplish a goal and help others.  We are looking for people who want to do this but don't necessarily have the means.  We will work with them with our equipment to help them accomplish this and succeed.  The rental properties will be set so they can have personal gardens or animals but there will be a bigger food plot that will help everyone.  The larger food plots will be used for each family and also for our farm market stands.  We are trying to build a community in this as well as a future for ourselves.
