The Team

The company has a small team of three people. 

·      I who is the vision bearer and provides direction for the company. I am also the de facto financier. 
·      I have a technical person who deals with documentation, website updates, searches and verifications, COMPs. 
·      And a licensed realtor who works with listings and marketing of the properties. 

The Problem

The American dream of a safe and secure place to call home seems out of reach for many. A vast chasm separates the need for affordable housing and the reality of what's available. Millions of low-income renters, those struggling to make ends meet, face a heartbreaking shortage of 7.3 million rental units. This means for every 100 households desperately seeking an affordable place to live, there are only 34 options that fit their budget. This isn't a shortage limited to a few pockets of the country; it's a nationwide struggle squeezing families in every state and major city. The gap between what's needed and what's available is creating a deep burden for those who simply want a roof over their heads.

The Solution 

In light of the problem stated, our company sees the need to fill the gap by providing low-cost housing to individuals who would otherwise not find a place to call home. As a national wide problem, we operate in all the 50 states in the US. 

The Business Model

We employ the fix and flip business model which revolves around buying undervalued properties, renovating them to increase their market value, and then reselling them for a profit. Our strategy includes Finding the right property where we look for distressed properties like foreclosures, fixer-upper homes, or those in need of cosmetic repairs. The key is to buy low. Then we develop a budget and planning renovations plan where we "fix" the property. With a detailed and lean budget for renovations, considering materials, labor, and permits and being careful not to overspend. We focus on improvements that add significant value compared to their cost. Then we do Renovation and project management, this usually involves hiring contractors, managing timelines, and ensuring quality work within our budget. Finally, we sell the property. This is the time to flip! We price the property competitively based on comparable homes in the area that have sold recently. Considering the cost of renovations when setting your asking price.  The profit is essentially the difference between the buying price (including renovation costs) and the selling price. 

The competition 

From our internal analysis, there are competitors in the sector for which we divide into three broad categories. These include.

  • Other individual investors: These are people like us who are buying distressed properties, renovating them, and selling them for a profit. They are usually looking for similar properties in our target market.
  • Real estate investment groups: These groups pool funds from multiple investors to buy and flip properties. They may have more resources than individual investors and can be more aggressive in bidding on properties.

Our Traction 

We have already acquired one mobile home property that we are working in fixing. We also have individual plots of land bought at Tax Sale Deed auctions.

Projection 

Winning for us in the short time is fixing and flipping this property at a minimum 60,000 dollars. In the long run we plan to be fixing and flipping a minimum of 15 properties per month and generating revenues of a minimum 1 million dollars per month.
