We are seeking a $1 million investment to acquire and rehabilitate 6-8 distressed residential properties in underserved communities. Our goal is to transform these neglected homes into safe, modern, and affordable housing for families who are often priced out of quality housing options.  

This investment opportunity is not only socially impactful, but also financially rewarding.  We expect the full investment cycle to be completed within 24 months.
 
We are seeking funding through a secured promissory note offered to investors under the following terms: 

  • Investment Total: $1,000,000
  • Return Structure: Investor receives a full return of capital used for all in cost of property, plus 30% of net profits from each property sale
  • Repayment Structure: For each completed project, the investor is repaid their portion of the capital used in that property, along with their share of the profits. The remaining capital continues to be recycled across future projects until the full term is complete or all properties are sold.
  • Security: All investments are secured by a lien on each property, protecting the investor’s capital during the investment period.
  • Exit Strategy: Properties will be resold at market value following renovation, generating funds for repayment

  • Purchase Price: $65,000
  • Renovation Costs: $30,000
  • Carrying Costs: $3,500
  • Total Capital Invested: $98,500
  • Sale Price: $165,000
  • Closing Costs (incl. realtor fees): $11,000
  • Net Proceeds After Sale: $154,000
  • Profit: $55,500
Distribution of Proceeds: 
  • Investor Repayment: 
    • Return of Capital: $98,500
    • 30% Profit Share: $16,650 
    • Total to Investor: $115,150
  •  Sponsor Distribution (70% of Profit): $38,850
After the sale of Home 1, the investor’s total remaining capital balance is $901,500, which will be reinvested into subsequent projects. This model ensures ongoing capital deployment while providing the investor with incremental profit returns throughout the investment period.
