The location is the NW tip of the Oregon Coast, which is one of the largest tourist areas in Oregon. Our motels, Airbnbs and hotels are always full. Astoria is the oldest city west of the Rocky Mts and is rich with the history of Lewis and Clark and a number of other attractions.
We have property to put 7 tiny home units ( high end style and modern open concept NOT ON WHEELS...but foundations) as a Vacation home rental/motel resort.
We have the engineered site plans, we have all the surveys, the City is in the final design review stages and permitting is next, we have a performa and 2 year projections, we have the contractors lined up, all with "to not exceed" bids, a timeline for construction, a marketing plan, staff/employees lined up, Insurance bids for all aspects, build , operation, liability. We are ready to start once we secure financing.
We had a professional $5,000 , 78 Page professional appraisal and business analysis done on the business and land, We used many of the assumptions in this appraisal for our projections. (Available upon request)
We have injected $85K in cash into the project so far as well as we have had the property appraised at $180K with a balance of $57K owed on the land...so owners equity of more than $200K.
The Tiny homes are constructed off site about 4 hours away by the company, Tiny Smart House, from Albany Oregon. They have been in the business for 12 years and is the owner, Nathan Light Watson, is President of the Tiny Home Association which advocates for the industry within Oregon.
The houses are approved and signed off by the Oregon State with the GOLD Seal that allows them to be fully approved before they arrive on site. These will be craned onto foundations.
The TinyTel will have a community picnic/firepit area with a variety of game activities for those who stay there.
