Design: Steven's Business Park will be a total of roughly 46,200 sf of warehouse space, consisting of 4 metal buildings, subdividable into 8 sections of 5775sf. Minor upfront costs in construction are projected to lead to more energy efficient spaces, which is ideal for receiving higher rents from NNN tenants desiring or requiring air conditioned spaces. The roof cavity and walls will be insulated with spray foam to further reduce heating/cooling costs since 25%-40% of heat/cool losses are through the roof. Each subdividable unit has a drive-in bay and walk door. In order to maximize buildable square footage, an impermeable technology system will be installed for the parking lot, which may reduce the need for additional items like a Retention Pond. The entire property will be fenced and with an electronic gate for access.
