Real Estate & Value Creation/Optimization Investment - I am licensed RE Appraiser with 16 years of evaluation/consulting exp. and have been heavily investing in learning how to use same principles of real estate investing in businesses and how through an organized system these investments can actually feed on each other and create a perpetual investment flow/fund. I am obsessed, live and breath this and am excited for an opportunity to work with someone who sees the potential and opportunity as I do.
I know I have more to give and offer and have lived below what I am capable of for too long and am ready and willing to do whatever it takes to be a real player in life and in the business/investment world.
While I have been licensed since 2005 Sanders Real Estate Team LLC was formed in 2017.
Model for the fund/company at first would be Real Estate Investment as out of all the players in the Real Estate Market my main job/business for 16 years has been valuation and knowing all the indicators of growing/stagnant/decreasing markets and impartially determining worth/value based upon real numbers and stats and not hopes and wishes.
I also understand the entire process from front to back as have worked with lenders, developers, loan officers, title, lawyers, estate issues and investors.
This system will be comprised of the following stategies/models - All these models follow the principle of Win-Win. All parties involved would be benefiting and profiting which (from all my studies, and observations) is where all long term wealth creation is founded upon. These models and industries are not only very profitable but when done with honesty, integrity and with an eye to looking out for all involved there is much more profit and wealth involved for all.
There are many options for standard investments in real estate including accelerated acquisition through use of institutional buyers, acquiring and improving apartment complexes in growth markets but would like to draw attention to another market as well that has huge opportunity and is being underserved.
Wholesale/Fix-Flip and Hard Money lending - I already have access to below market properties and have a network of wholesalers/fix and flippers in place that can immediately start profiting from this model. I also know where to find more deals, those who have deals and those who need funding for flips.
Profit would come from either wholesaling to fix/flippers or institutional buyers with average profit $6500-13,000 per wholesale deal. There are ways to accelerate and build network and systems with just one company that I know owners of do 80 per month on the low end just in wholesale deals with their low end gross being $9999 - That is over $9,000,000 gross revenue. They are only in 8-10 markets!
I have direct access to these owners and they are willing to open up their entire system and processes with me as working together will only increase their bottom line as well.
Out of the deals that come across we would then have the opportunity to pick and choose which ones we would want to personally be involved in fixing and flipping. With low end of return being $30,000-50,000 net per deal as the system gets built out then even with even 2 of these deals per month would be almost $720,000-$1.2 million per year.
Lastly with those who purchase deals that are opportunities to eventually provide funding for their projects, share in equity or provide services/training.
Real Estate Note Creation - There is an abundance of investors and companies involved in the buying and selling of notes so there is a great demand for these products. These can be created using structured financial models that meet the criteria of the end buyer (hedge funds, investors, note brokers) while same time generating a very healthy return while creating a cash flow asset secured by the real estate. Once created there is immediate short term, mid term and long term options for this asset and since we would be involved closer to the creation of it and not just the middle men there is more profit available.
While long term hold until end of note is paid garners the highest return there are ways to accelerate the process of note creation through partial note sales to other investors to increase capital to accelerate the note creation cycle.
Customers would be first the individuals who are qualified and able to purchase a home where we become the bank and return in form of down payment and monthly payments on agreed terms and secured by the real estate purchased.
Other customers would be the institutions and individuals that purchase Real Estate Notes due to their cash flow and security (backed by the real estate).
With the advent of Virtual Assistants the majority of this process can be handled through the creations of a handful or two of SOP's with the infrastructure added as needed by actual growth.
Still Researching this option as well but is very exciting - I believe there is a way to tap into the millions and millions of dollars that typical homeowners are currently just handing over to the bank through either ignorance or misinformation regarding money and real estate in general. I have seen many times where homeowners have $100's of thousands of dollars and literally hands the bank all their cash with the only thing they get in return is a lower monthly payment.
So these are people who have lots of cash and then give it away to save $1-2,000 per month??
I have been researching options where they would be able to get the same house with minimum down as low as 3-4%. While they would have a slightly higher payment they would also have more then enough cash to afford it as well as $100's of thousands of dollars now to be involved in building their own wealth and nest egg instead of the bank using it.
I have already spoken to agents and loan officers who are at the front line as well as securities attorneys and it seems like I can even incentivize these individuals to refer the people they are already working with and would be able to literally create a potential never ending flow of incoming capital - in this case there is an actual loser as while everyone in this scenario would be benefited the bank would lose the additional down payment money. Sorry if I'm not sad about that :)
Over the years I have also have been heavily researching and learning from top performers in the ecommerce industry as well as learning many of the real estate investment principles translate and transfer over into businesses for sell (analysis, running numbers, options for little/no money down acquisitions, exit strategies, etc). Businesses, both online and brick and mortar, however have many, many more options for cash flow improvement, tax advantages and larger payouts for improvements of the asset.
Digital Course Creation - This is almost a $1,000,000,000 per day industry and with Covid only accelerated the trajectory. Here are just two articles outlining the tremendous opportunity and to start working and building out result oriented, high quality training that will help and assist other around the Globe to learn the skills, mindsets and attitudes that will help them adapt in this accelerated, everchanging and progressing world.
I will show you the massive return compared to investment with just one example (and please keep in mind - this is important - this is just one person and if you see what I see I know you understand my excitement about this)
There is a gentlemen by the name of Chaz who has a You Tube channel that is almost 5 years old with 140,000 subscribers. He specialized in making money from Ebay, Amazon, Thrift Stores, Local Marketplace sites such as Facebook Marketplace, OfferUp, LetGO, etc. He lives about 40 minutes from me and have already met him and been establishing a relationship.
I know the value especially now of this kind of information with many millions of people looking for ways to earn a living or extra money.
There are many, many people who sell courses for $300-2,000 for how to use these platforms with less credibility, content, experience or detail including how-to's and proofs.
The cost of creation and marketing for a course can be between $10,000-$50,000 - now lets look at numbers
Lets say was on high end $50,000 marketed immediately to his already established subscribers who already know, trust and follow him - thats definitely a warm market :)
Lets just say course sold for $500 (not including any additional revenue from affiliate links or JV partnerships) and only 10% of his EXISTING You Tube followers purchased program
(not even finding any new markets or his Instagram followers of which he has a ton as well)
Gross profit on sales would be $7,000,000 @10% of existing market purchase
$14,000,000 if 20% of existing market purchase
$21,000,000 if 30% of existing market purchase - etc, you get it
Of course this revenue would be shared with the person we work with but there is plenty left over for everyone.
LinkedIn purchased online learning website for $1.5 Billion - This is just one website built up of online training courses (non degree) - JUST ONE!!!
Online Education market Worth $319 Billion by 2025 - this was written beginning of Covid and now I know this will be reached at a more accelerated pace.
MasterClass just raised $100 million -
This is a tremendous opportunity to make incredible amounts of return while at the same time improving the financial standing and value of the experts who we would work.
There is no limit with this model and with creating the course but also opportunities to create top notch training that will help and improve the lives of others.
As these investments are built up the returns from the investments would then go into creating, acquiring and improving others which would then lead to more funds to further the acquisition/improvement and creation of more real estate, businesses (products and services) and digital assets and the cycle would become self perpetual growth at the same time stimulating the economy and focused on improvement, progressions, development and win-win.
There are other long term plans that this will build towards and reason reaching out is to accelerate the time line and as there is more than enough profit as these and many of the plans I have are not based upon fighting over what is already in existence but improving and evolving what is already in existence and creating which there is literally an inexhaustible wealth in the creation/maker model.
Minimum funding $500,000 with anything above and beyond would just be able to accelerate all aspects through additional funds to hire key individuals without having to incentivize others through revenue sharing and would be able to pour much of the returns back into building towards a self funding model.
I of course would insure myself to secure any investments just in case I am called to that great unknown :)
