Hi! I'm Jessica Ramsey, Chief Operating Officer of Neighborhood Concepts, an independently owned small restaurant group based in Atlanta, Ga. I have been employed by the company for the last 17 years, 8 years holding the title of Chief Operating Officer.
Neighborhood Concepts operates two high volume bars/restaurants located in the Virginia Highland neighborhood of Atlanta, GA. Dark Horse Tavern (location 1) is a bar/restaurant with a live music venue in the basement. Neighbor's Pub (location 2) is a local watering hole with an enormous outdoor patio, sports programming, and private event space.
Our team currently operates a late week/weekend schedule utilizing myself as Chief Operating Officer, Brianna Gonzalez as CFO, Douglas Landau as owner/CEO, 3 managers, and various hourly positions consisting of cooks, door staff, bar backs, and bartenders. Both entities are owned by Concrete Ideas LLC.
Concrete Ideas (Douglas Landau, current owner/CEO) has expressed the desire to sell both restaurant entities and is offering myself (Jessica Ramsey, current COO) and Brianna Gonzalez (current CFO) an opportunity to raise capital for this transaction prior to putting it on the open market.
As COO for the last 8 years, I have worked diligently to increase revenues while maintaining costs resulting in maximizing profits year over year. In a post covid era, I have streamlined our operations to require minimal staffing by changing our scope of service in moving away from typically more traditional procedure. Because of our young clientele, we have been able to implement these practices with no downward trajectory in our earnings.
Both the Dark Horse Tavern and Neighbor’s Pub are highly profitable operations based on our ability to sell heavy volumes of food and beverage while maintaining our margins. We are established entities in an affluent market giving us pricing power that allows us to maximize profits.
Both establishments are situated in a high foot traffic neighborhood surrounded by other bars, restaurants, and residential real estate. While many of these neighboring establishments are also successful, we dominate the clientele in this area based on our operating hours, physical location and size, as well as attractions that cater to a young demographic with disposable income.
For the last 18 years, Dark Horse Tavern has been home to a partner business (Metalsome Promotions, LLC) hosting live band karaoke out of our music venue. This is a staple in the entertainment scene both in Atlanta and specifically our neighborhood. Neighbor’s Pub has a 250 seat exterior patio equipped with a major television package, indoor game room featuring darts, skeeball, shuffleboard and a jukebox. Neighbor’s Pub also houses a private event space allowing for additional revenues. Both establishments are gathering places for both large and small groups alike.
Under Jessica’s operational management and Brianna’s attention to detail in keeping our books, we feel we are well equipped to acquire and continue operating these businesses at their current pace while strategically implementing additional business hours to build new revenue streams.
We are seeking $2.5 Million dollars for this acquisition to cover the sale price and some initial operating expenses during transition of ownership. Both places are in very good operating condition with no major equipment purchases or renovations needed.
The two establishments combined are on track to produce nearly $800k in profits this year. We are seeking a backer who would allow us to continue to run the operations while sharing in the profits with us. We are open to many possibilities in how to structure this deal.
