Meeting high public demand of storage plus RV Camping sites...generating a growing income while doing it!
Introduction (The Problem : High Demand for Storage and RV Camping)
Storage is a 29 billion dollar a year industry. 21% of Americans currently use self-storage with another 15% saying they will do so, in the near future. Experts believe that self-storage will “enjoy a continued momentum” due to the shift to remote working, (online business has driven a need to store professional equipment and merchandise), The trend for multigenerational living (larger households), general population migration (people move!), and many people are in need of storage for their recreational vehicles, RVs, boats, trailers and other extra vehicles.
There are 11.2 Million RV owning households in the US. This is an increase of 62% over the past 20 years. 20.5 million more say they intend to own one at some point. Half of those intend to buy in the next 5 years.
The majority of RV owners live in homes with HOA’s or other community rules prohibiting the parking of RVs in the street or even in their driveways longer than 48-72 hours. These RV owners require parking or RV storage somewhere other than in front of their own homes. This alone has supported a rise in RV and vehicle storage.
There are very few RV camping sites in relation to the amount of RVs owned. Reservations are often needed far in advance taking away spontaneous outings.
These facts are impressive! The problem is simple supply and demand. Work-life is changing. People need storage for their things, their cars, RVs, boats… They also need to be able to go somewhere nice to use their RV for rest and relaxation.

Our Solution (In Brief)
We are proposing the development of a RV camping and storage complex on our family-owned rural land. After assessment of storage needs and the reasons why, RV camping sites were also in extremely short supply, so adding this to the same land, but on the west side with the beautiful view of the Front Range, a park next to our family farm, boasting farm life, mountain views and relaxation.

We are Rau-D Ranch, LLC. A business grown out of shared dreams and hard work.
Nick Rau – Growing up on a dairy farm in Iowa gave him a great work ethic. He grew and attended College at SDSU and received a Bachelors in Landscape Architecture. He worked in landscaping for 10 years in the cold and hot of Minnesota. After moving to Colorado he has worked with his brother and dad at Colorado Geothermal Drilling. Building the business, doing the work and managing all the crews that come in and out of new construction. He is an amazing builder, pounding out perfect farm buildings from only a sketch!
Erryn Lee – Growing up on a farm in Minnesota early on then moving many times before her parents settled gave her great ability to adapt to change. She later attended Concordia College in Moorhead, Minnesota and received a Bachelors in Nursing. She has worked in multiple ICU’s for the past 27 years. She has experience starting and running a small business. Her creative mind is always onto new ideas!
Together, we have been building our family homestead since August of 2021. We have designed the space, built the sheds and fences. We are raising cows, goats, chickens and more. We love parenting together and our kids are great little farmers! There are always chores to build character and keep us all moving outside. We are dedicated parents and very motivated business minded people.
We are just two people now, but we will expand as our business grows. We are highly motivated and both full of creative, strategic plans to further develop our home farm, our business and all future business plans, including this storage and RV camp park. We will succeed as we have in our past endeavors of life that continue today. We hope you will join us!
