We are requesting $200,000 to be used for remodeling four homes on the ranch. The monies would be either a loan at 8% for one year with an option for one additional year or come in the ranch as an investor owning 30%.
We will be refinancing the ranch with a VA loan within 24 months.
The ranch income varies between $10,000 and $13, 000 monthly based on actual rents and the recent performa on remodeled house rents.
The ranch currently has a history of renters either active duty or separated from military special ops.
Our new program will include sustained farming as well as VA guaranteed rents.
We also have non-military residents.
Rents are currently skyrocketing and our ranch includes tiny house barbecue areas equestrian section. We are across from the NRA shooting range in valley Center, approximately a mile and a half from Wolford lake fishing, 2 mi from Valley View Casino and 4 mi from golf course.
We would like to fund the ranch project in April 2022, and would have the construction finished and units rented by July 1st 2022.
This is not only an investment but a philanthropic endeavor which we have been involved in for over a decade.
