A true anomaly, we offer no credit check, fully furnished rentals, with 91-Day leases as well as other services to assist renters in any circumstance. We are THE solution to the eviction crisis!
⭐The Problem
Homelessness and eviction cause an unbearable amount of fear and anxiety, especially amid the nation's eviction crisis. With the end of the nation's eviction moratorium and mortgage forebearances; there are potentially millions of renters being evicted and homeowners in pre-foreclosure or foreclosure. There is CLEARLY an impending housing crisis.
Millions are at risk of homelessness. With an eviction, landlord debt or foreclosure on your credit; it becomes virtually impossible to rent from traditional leasing or property management companies. It's almost impossible to qualify or meet rental requirements or leasing standards.
Where does this leave our homeowners that have been foreclosed on and evicted or our renters that have been evicted? Possibly homeless. We have structured our rental terms to provide a market SOLUTION!
⭐The SOLUTION
We are more cost-efficient & family-friendly than AirBNB & extended stays. At Perry Wayne we plan to offer affordable residential single family and multifamily rental properties with flexible qualifications and terms such as:
•Leases 1 day over short-term rental limits(91day lease). This enables us to rent in residential areas without the hotel/short term rental restrictions and taxes air bnb and short term rentals are subject to. We would make leases 1day over short-term rental terms according to local/state guidelines and laws
•No credit check will be required
•Residences would be fully furnished
•All utilities would be included
•Only first & last month rent as security deposit would be required to move in and a refundable moving fee of $300 to be held in escrow(in the event of an eviction).
☆First month collected would be applied to first month's rent; last month's rent collected would be held as a security deposit
☆If lease is completed, lease may be renewed an additional 91 days with payment of first month again. ☆Upon termination/completion of a lease; 30days notice to move out; and passing move out inspection; last month held as security deposit will be returned to renter.
•Should payment of 2nd month rent not be made and we have to evict; last month rent collected as a security deposit, would then be applied to the unpaid 2nd month; thus we never lose money on a lease and we never report unpaid rent to anyone's credit!
•We understand sometimes eviction may happen even with considerate leasing terms. In the event that it does, we would utilize the $300 moving fee, held in escrow, to schedule and cover the expense of boxes, movers and a truck for 2hours. Being considerate of people, their circumstances and their belongings is of utmost importance to us at all times.
•3months of credit repair/financial counseling through our partner included!
☆I've worked for a local financial services company as a tax preparer, auditor, bookkeeper and credit specialist. I'm enlisting the services of my former manager and trainer for credit counseling. She has agreed to partner with me at a fixed rate to provide credit repair services and financial literacy counseling for my lease holders for 3months (initial lease term)

⭐Industry Experience
We began our journey with Airbnb and have had much success. We have served as successful AirBNB hosts and excelled in the short-term rental market in the last year. We have countless satisfied guests and testimonials of our service.
I personally have a real estate/finance background as a credit specialist, bookkeeper, RE transaction coordinator, RE listing & closing manager, leasing consultant & inside sales consultant for prominent real estate and financial services companies in Atlanta. My sister and mother working very close with me on this project, both have strong customer service backgrounds in various industries as well as extensive property management experience.
⭐Goals/Vision/Use of Funds
We are working to acquire $500,000-$1,000,000 in funding for the purchase, renovation and furnishing of 5-9 rental properties to start. Any funding contributed will be used to acquire residential and multifamily rental properties. We have a hard money lender ready to bridge the gap or refinance on great real estate deals that meet their requirement of before 70% of ARV.
I see a CLEAR problem right now in our country that doesn’t have to become an ongoing national crisis. We don't have to watch countless Americans become homeless or unrentable because of joblessness, illness, financial constraint, lack of work, etc. We CAN do something to help the masses.
Mistakes, misfortune or past failures shouldn’t be a deciding factor for present or future ability to succeed. We pride ourselves on the value we place on customer service, satisfaction, respect and decency. People, no matter their current or past struggles in life have a future.

My late father, Perry Wayne Smith was in property management as a maintenance district manager for 20 plus years, a certified residential real estate inspector and pastor. He was devoted to residents and management alike, his community, his family and all people. He was known for going above and beyond to meet needs, provide solutions, being of service to many, and his willingness to sacrifice of himself for others. My father loved real estate, leasing, being of service, helping people, and most of all ministry; so do I. We are a faith-based family oriented company that hopes to embody the most remarkable characteristics of our savior, Jesus Christ and his earthly mission as a living example of God's compassion, service and redemption.
