CONCEPT
Palm Cottage is a bakery/café concept that features the popular cuisines of the Creole-French Caribbean. Our restaurant highlights the food and culture of Haiti, Guadeloupe, Martinique, Dominica and St. Lucia while providing a tropical respite in a chic waterfront atmosphere.  Our company name is an eponym to the yellow “Palm Cottage” building which sits on the property and features a simple vernacular architectural style and a sitting porch. This structure will be restored to it’s former glory and will serve as our brick and mortar retail store. We will construct a new building adjacent to the cottage to house our restaurant while the rest of the property will be used as an event space. The spacious 22,257 sq. ft. site’s unique qualities are as follows: waterfront parcel on the Miami River, located in a major and thriving metropolitan area, high visibility, adjacent to the Miami River Greenway (riverwalk) and Metro Mover Station, has historical preservation designation status, and owned/managed by the City of Miami.

Founder
Dorothy Milfort: Ms. Milfort is the Founder of Palm Cottage and has accumulated over 20 years of combined experience in hospitality and marketing industries, working in multiple FOH positions including hostess, server, barista, bartender, assistant manager and general manager. Her idea for Palm Cottage was inspired by her time spent as a membership supervisor at Soho House NY.

Preservation/Construction
Avra Jain: Ms. Jain is the Co-Founder of Vagabond Group LLC, a real estate development firm specializing in Adaptive Reuse and Historic Preservation. Ms. Jain will lead the development of the project. Her experience with historic preservation projects, includes the prominent Vagabond Hotel and the Miami River Inn. Avra is well-versed with respect to public-private partnerships and has partnered with the Omni CRA to develop 16 Corner, an affordable multi-unit housing complex located in the historic Overtown district.

Marketing/Design
Michael McKeon: With over 15 years of experience spanning the creative gamut, Michael McKeon has steered the creative strategy and design for globally renowned brands such as Sony, Adidas, Paul Mitchell, General Mills, Chick-fil-A, Popeyes, AT&T, and Wells Fargo, to name a few.

Hospitality Consultant
Darryl Gibson: Mr. Gibson is the Founder of Cultured Hospitality, a hospitality consulting firm specializing in concept development, project planning, strategic partnerships and project management. Darryl's list of clients includes reputable brands such as Faena, The Standard and Chateau Marmont.

Legal
Melissa Tapanes: Ms. Tapanes of Bercow Radell Fernandez Larkin + Tapanes has been retained to facilitate negotiations with the City on behalf of Palm Cottage. 

FINANCING
We are seeking an investment of $700,000 to apply toward the procurement of an SBA loan. Investments may be negotiated in exchange for equity which will determine the expected ROI. Conservatively, we expect to achieve approximately $4 million in first-year sales with 4% growth thereafter from our 3 branches of revenue (restaurant, retail and event space).
