I own a real estate consulting business and prepare tax returns for several individuals and I would like to expand my business.

Introduction - What your company is and what it does. North Shore Strategic Ventures is a sole proprietorship in which I am the owner. I specialize in real estate accounting, finance, and auditing.

Team - Who is on your team. As of now I am the only team member.

Problem - What problem is there and how big is the market. I believe an area that needs development is in the auditing of commercial leases for operating expense passthroughs, percentage rent clauses and reviewing tenant’s request for lease modifications due to declining market conditions.

Solution - How do you uniquely solve that problem. NSSV will consult with the landlord and tenant to audit and investigate the validity of these above - mentioned areas.

Business Model - How do you make money. We will charge a flat consulting fee based on hours expended or a percentage of revenues collected because of the audit.

Competition - Who is already in the market. Most landlord’s trying to handle these issues internally and from my observations are unsuccessful in obtaining the full amount that could potentially be recovered.

Vision - How will your company own the market. Through my years of experience and contacts in the real estate industry.

Traction - What have you already achieved. As of today, I am the conceptual and startup phase.

Funding Ask - How much do you need to achieve your vision. $50k-$100k

Projections - What does winning look like if it all works out. Not sure of this answer.
