We are seeking funding to open a Luxury RV Park that offers resort style amenities like a pool, playground, pickleball court, gym, clubhouse, bathhouses, laundry and more. The RV Resort will be perfect for vacation/staycation or a transitional home for people looking to move into the area. We are located within 30 miles of the planned Hyundai Mega Site in Georgia. The proposed location for the RV Resort is in Effingham County, which is a desirable location to live, especially for families with school age children. Effingham County, a suburb of Savannah, GA, is home to 65,000 residents based on the 2020 census. The population is expected to rise substantially due to the 8000+ new job demand at the Hyundai Mega Site, not including the jobs needed for the supporting industries that are already being built.
As a resident of Effingham County since 2004, I have a vested interest in running a successful destination resort that brings value to the community. My family has been avid campers for years and have traveled to a wide variety of RV parks, therefore we feel our personal experiences will be valuable in creating the perfect RV resort. There are similar luxury resorts in Savannah and Hilton Head that have proven to be lucrative, and we plan to capitalize on being the first and best to the market in Effingham. I have worked in finance for 13 years and am confident in the success of this project. I will handle financials and high-level operations, while my husband is the expert in field operations and maintenance.
The initial phase of the resort will offer 200 lots with a budget of 10M with capacity to expand as popularity and occupancy increases. Nightly rates will range from $70-$90/night depending on occupancy. A discounted rate will be offered for 3 and 6 month lease terms. With 200 lots at an average 60% occupancy, we anticipate 3M in operating income and 1.5M in cash flow after operating costs and investor returns. Additional streams of revenue will include RV storage, RV/Camping Supply sales, Lux Local RV Resort branded merchandise, convenience item sales, firewood, ice, etc.
We are offering an annual return of 10%, paid annually, with an option for capital call at year 6.
