Log Cabin Finishes

Log Cabin Finishes Inc is a log home builder building three types of homes from traditional log homes, timber framed homes and modern mountain homes. Building mainly in the South, we have the great opportunity of working with several manufacturers that provide Log Cabin Finishes with clients who purchase from the manufactures that list our company as one of their premier builders. At present we have approximately $6 million in contracted sales for new home construction and are presently negotiating a $3.5 million contract to build a 10-unit condominium project on Lake Santeetlah to start within six months. We currently advertise with Houzz in thirteen counties in Tennessee, North and South Carolina and Georgia from which we receive leads and inquiries daily for new building projects. 

We are currently in need of bridge funding and/or a line of credit to help facilitate our current obligations to our clients. With half of our clients being financed through banks, the bank requires a draw system on worked performed or completed, after which they will issue funding. Due to our workload, we need capital to finance the construction. We need additional capital for equipment purchases and to hire personnel needed for expansion associated with our current and projected sales. 

Our market is growing rapidly with clients moving out of the major cities due to high crime and the cost of living. Since Covid we have seen a big increase in remote living, as when employees are able to work from home, they choose to live where they can create a better lifestyle for their families.

Our current business model is to capitalize on this market, with a virtually unlimited source of referrals from manufacturers and leads to build homes in the states mentioned above. By using our marketing and experience, the company can utilize contractors & subcontractors in the different areas to collaborate in building the homes and the company's brand. A franchise operating model is also being explored as a possible growth and expansion strategy.  We are also working on a number of development projects which will incorporate off-grid style living in Florida, Georgia and North Carolina.
