KBG Development Group , affiliate of Kinetic Builder Group, was formed by Joe Harker and Mark Ernst to acquire and develop land in the State of Florida and other states in the South Eastern United States. Mark and Joe have a combined 53 years of experience is real estate development and construction and have been involved in over $128 million in real estate acquisitions.
Principal Bio - Mark Ernst
Mark began his career in construction in the summer of 1986 with a family-owned general contracting company as a general laborer. He worked the summers until finishing high school in 1993 and transitioned to full time. He worked hard and learned the trade from master craftsmen eventually landing in a foreman role where he oversaw multiple new home construction and renovation projects.
During the course of his career, he has been a key player in many large projects such as apartment construction and commercial construction projects. These projects range in size from a single-family home to construction of a large shopping mall.
In 2012, Mark formed his own general contracting company, Armor Construction LLC, with a partner. Armor Construction LLC was very successful and completed many large-scale renovation and ground up construction projects in 14 different states. The projects ranged from renovating entire apartment complexes to building custom single-family homes.
In 2016 the partnership in Armor Construction LLC came to an amical end and Mark formed a sole proprietor renovation business, Kinetic Renovations LLC. Kinetic has had tremendous success and completed large projects for military bases in Dayton Ohio as well as large projects throughout the United States. Kinetic Renovations focuses mainly on the multi family industry. Kinetic Renovations has built a solid reputation for providing high quality workmanship and achieving on budget completions on 98% of all projects completed. To date, Kinetic Renovations has completed over 1,800 apartment renovations, multiple custom single-family homes and over 21 million dollars worth of capital improvement projects.
Principal Bio - Joe Harker
Joe is a real estate industry veteran with over 18-years of experience in real estate acquisition and development. An entrepreneur since 2013, Joe has been involved, as a Principal, in over $128 million (2,508 units) in multi-family acquisitions and over $103 million in sales. Joe currently owns and operates 346 apartment units valued at approximately $30.9 million. Joe started his real estate career in 2003 as a Senior Financial Analyst at RHA, Inc., an Atlanta based LIHTC Developer. While at RHA, Joe helped manage the financial and operational performance of over 10,500 affordable housing and student housing units. Subsequent to RHA, Joe was an Assistant Vice President of Asset Management for iStar Inc., a large national publicly traded REIT, which provided Joe with vast knowledge and experience in nearly every real estate asset class including but not limited to; office, industrial, retail, multifamily, condos, structured finance, ground leases and development. During his tenure at iStar, Joe sold over $750 million worth of commercial real estate and $154 million of senior notes. He also leased over 2.5 million square feet of space and was on the development team of a $60 million mixed use development in Sarasota Florida that included an Aloft hotel, the high-end Condominium development known as One Palm and retail space. In addition, Joe oversaw the completion of a 126-unit condo project in Clearwater Florida after iStar foreclosed on the original developer half-way through the project. He also resided over the Board of the HOA of the community. Joe has significant management, development, acquisition, disposition, leasing and valuation experience. Joe holds a B.A. in Finance from Florida State University.
