I am a licensed realtor and home loan officer in California. I want to email and call listing agents weekly to host their open houses almost every weekend. By hosting open houses I can get leads from walk in traffic to buy either than house I am showing or other similar properties they are looking for. Its a good way to pick up clients. Each open house should have 5 groups coming in. 1 out of the 5 should be a good lead. 8-10 Leads a month which would mean 100 leads a year if holding a open house almost every weekend . I expect 3-5 deals a year from this. I live in Silicon Valley and plan to work mostly in this area or Orange County, CA. Both areas give very high commission between the loan and the real estate sale. About $30,000 each sale avg between the two products. So out of 100 possible buyers from walk in traffic from open houses I expect to convert a tleast 3-5 of them next year. I work for a major well known real estate brokerage company in Silicon Valley, CA called INTERO Real Estate which is owned by Berkshire Hathaway. I also have 2 internet radio stations with 10,000 listeners a month worldwide and play to have my realtor commercial on the stations that I can refer leads to local agents for a 25% cut of the commission if the buyers are not in my area. I need the money mainly for living expenses to do this full time for up to1 year until the lead pipeline is full for more consistent business
