Anthony Malliris has been working as a Diesel mechanic in the agriculture industry for over 25
years.
Anthony has experience in diesel engines, irrigation systems, planting and harvesting all types of
crops, including Sod.

Michelle Rios has experience in record keeping, customer service, accounting and works full time
in the Retail industry and the Sod farming industry.

George Mortimer is a retired Marine. Works as a Full time Firefighter and medic.
George has knowledge in irrigation systems, landscaping, Sod installing and growing. Plus he
has extensive knowledge in fertilizing and weed control in the organic field.

Norval Rios works as a VA doctor and helps run the Sod farm. He has experience in cutting sod,
installing sod, and routine maintenance on the equipment.

From the start we have produced a steady increase of 12% per month during the growing
seasons.

Added 50 more acres of Sod last year and plan to add an additional 350 to 500 acres this year.

Our average customers are growing quickly, with New Homes being built everyday we supply
55% of the Sod for these homes. Which will grow by 29% as soon as we add more sod fields to
the farm..

The Company currently employs 4 full-time employees and 5 part-time employees.

The goal of the Business is to expand to 500 acres of Sod in as little time as possible.
Bigger the farm the more Profit and revenue is made.
We are a small company looking for grow bigger in a very profitable Sod farming industry.

Product

The Company's primary product is Sod growing and Installation : We grow Sod for the New
construction home Industry.
Our Sod benefits residential areas because it reduce high temperatures by natural transpiration
cooling. Turf grass absorbs pollutants such as carbon dioxide from the air and traps dust and dirt
with organic chemicals from the atmosphere. Photosynthesis occurring in the lawn releases a
large quantity of oxygen into the atmosphere. Planting grass seed takes much longer to get established where Sod does not.
A decrease in weeds will help to control pollen, which causes allergic reactions. Lush grass
serves as a playing area for recreation. Turf grass creates a beautiful environment that may
contribute to increased real estate value.
There is a growing market for sod. Over the past 2 years the sod industry has increased by 22%.
Most of the Sod in Idaho comes from Oregon and the cost of shipping it is more expensive than
producing it in Idaho.
We deliver free to all customers in Idaho and that makes us better for our area.


The Company requests a total loan of $1,000,000.00 over the course of 10 year fixed rate., to be
used for the following purposes:

1 more Sod cutting tractor, and 2
loading skid loaders with forks

Long-term debt payment is a key feature of the Company's financial plan. We expect to break
even within 5 years or less. 

Financial predictions suggest a minimum 13% To 27% Profit Increase
After Purchase And Planting Of New Fields% return on investment by the conclusion of the
financing period.

Industry Overview

In the United States, the sod and turf grass industry presently makes 330 million dollars in sales.

More construction is on the rise.
More homes being built daily.
More people are bringing in more businesses.
New resorts, Golf courses and hotels are being built.
Overall Boise, Meridian, Nampa and Caldwell are growing with new construction for both
residential and commercial.

It is not going to stop tomorrow and it is not going to stop next year either or many years to come.
Research shows that consumers in this industry primarily focus on the following factors when
making purchasing decisions:
New construction is not slowing down.

I recently talked to 4 realtors and they explained to me that there is not enough homes being built
fast enough to keep up with the demand or people moving to Idaho.
Which in turns means that the Market for new house will not slow down for sometime.

Business Goals and Objectives

Short Term:
Our short-term goals are to have at least 350 acres of land by July 2021 and have all 350 acres
planted and growing by the end of August of 2021.

Long Term:
Our long-term goals is to be selling 250 acres of Sod in 2 years and 500 acres in 5 years. With
over 700 acres in 10 year and our ultimate goal is 1000 acres in 15 years.
We are also thinking of advertising outside of Idaho in 10 years.

 We are expanding our Sod farming and looking for Angel Investors.
