1.  Choose and procure a site worthy of this project .
2.  secure investor financing in order to begin the purchase and payment for property and materials .
3.  Builder begins construction when pertinent building permits, proper blue prints and plans are  acquired.s 
4.  During  construction the house is immediately placed on the  market.
5.  When the home sale is completed,  investors and builders share in the final net profit of the project as follows: investors share  80% of net profit and builders  receive 20%
net profit.
