Option 2: You can fund this deal as a partner and own 20% of the equity in the property and earn 20% of the profit so as long as you stay invested minimum 5 years with the option to purchase or sell. You can be placed as a 1st Lien Holder for funding the entire deal.
Option 3: I am approved for a loan via hard money lender for $2.1Mil, An investor can fund the $900,000 and hold a lien as a second place lien holder, 20% return on investment will be paid as soon as property goes through a rehab, rent and refinance process(18 to 24 months). Upon refinance original investment plus 20% profit will be paid within 18 to 24 months.
