I have been an architect and interior designer for 15 years and a lifelong resident of Michigan. Several experts have predicted Michigan to be "the best place to live" by 2050. There is also an emerging trend in short-term rentals for luxury, designer created, homes with larger capacities to accomodate "parties"; bachelor/bachelorette, sporting groups (surfing, trout fishing, skiing), art retreats, wedding/bridal shower/baby shower as well as small corporate functions. This type of house is also appealing to luxury brands for creating video and photos for marketing content. While the market is saturated with low cost rentals, the luxe market is very much currently limited to the East & West coast or exotic locations outside the U.S.

I have a complete schematic design (interior and exterior)for a luxury rental house that can accomodate 12-15 people.  My industry background allowed me to create a business model that has the house's costs at 90% accuracy. For example, 70% of the costs were gathered from hard quotes.  The rental market projections & data are pulled from AirDNA . Everything from engineering down to monthly toiletries has been incorporated in the numbers. I have all the associated trades lined up and ready to execute the design as well as an in-house general contractor to cut the typical overhead markup by 66%. 

I have several connections to many national publications such as Architectural Digest, Elle Decor, Dwell, etc that are always looking for architecture of this calibur to feature. From previous dealings, there are also several possible brand collaborations for this scale of project i.e. window companies, cladding, roofing, and other specialties throughout the house that can help offset costs and/or be great marketing and visibility. 

I have a formal pitch, as well as all the pro forma spreadsheets and cost data available. Upon full funding, the project timeline is 12-15 months until fully operational.
