EXIT Realty Genesis

To whom it may concern, 

My name is Matthew Grant. I own a Real Estate Firm in Kitchener, Ontario, outside of Toronto. The business DBA name is EXIT Realty Genesis. We opened in Spring of 2021 and earned $200,000+ in revenue the same year.  This year we are on track to surpass this number by at least 15%. 

When we opened, I completely renovated the leased office. We are at the stage now where we are hiring more team members, and looking to host more community events. As the office lease is coming up for renewal in spring next year, I would like to purchase a free standing building, and lease the additional space to other peripheral businesses. 

There is a particular building that I am interested in. It is not far from my office and it is also home to another independent, local competitor that has extensive experience in the industry. I would look to purchase their business through an acquisition. If we are able to execute this, it would provide a huge surge in our business, plus provide rental income from the other tenants in the building. 

In addition, this land also has development potential, as it lies in an urban area.

I have worked with a private investor before and it proved to be profitable for both sides. I would be happy to introduce you to him as a reference. At the time, it was a much smaller investment. I am now looking for funds to purchase the business AND real estate, as well as make some renovations once the building is acquired. I am looking to have this process complete by April 2023.
