Caldwell Family Heritage, LLC is a property management company that has formed a Natural Resource Division that would enhance recreation and outdoor activities by providing a waterfront cabin on Cedar Bayou for Vacation/Short Term Rentals, camping, fishing, as well as boat Excursions.
Cabin Rentals:
The U.S. vacation rental industry’s total revenue was estimated to reach $13.3 billion in 2021.
Bayou Excursions:
According to the US Bureau of Economic Analysis (BEA), around 100 million Americans go boating each year. Outdoor recreation makes up 2.1% of the U.S. GDP, generating $788 billion in real gross output. Boating and fishing are the largest outdoor recreation activities in the country, totaling nearly $23.6 billion.
Cabin Rentals:
With a roughly 10% year-over-year vacation rental market growth rate, the industry will be close to $20 billion in 2025. According to Vrbo, demand for cabin rentals is up 25%. And, 61% of families responding to Vrbo’s survey said they were more likely to pick an “outdoorsy destination” than a city for their next trip. Properties in rural destinations are enjoying serious surges in popularity. Some of Airbnb’s fastest-growing markets include Hudson Valley, NY (revenue is up 85% year-over-year); Big Bear, CA (up 73%); and Lake Tahoe, CA (up 67%). In contrast, demand for short-term rentals in New York City is down 55%.
Bayou Excursions:
The recreational boating market was valued at $26 billion in 2020, and it is anticipated to reach $35 billion by 2026, at a Compound Annual Growth Rate (CAGR) of around 5% during the forecast period.
Cabin Rentals:
At $150.00 per night, and 161 nights per year, I anticipate an annual revenue of approximately $24,150.00. Additionally, Day Rentals of the cabin and grounds would be utilized for small intimate birthday parties, weddings, picnics, family gatherings, educational opportunities highlighting the ecosystem of Cedar Bayou. The amenities of our cabin would be two (2) bedrooms, two (2) bathrooms, a kitchen, with an open concept living/dining area the cabin would be designed to accommodate up to six individuals. Revenue from Day Rentals would generate approximately $24,150.00 as well. An approximate combined total of: $48,300.00.
Bayou Excursions:
At $240.00 per tour, and three tours per day, five days per week; we anticipate an annual revenue of approximately $172,800.00. By reservation, the Bayou tours would be experienced on a spacious pontoon boat for intimate gatherings of six passengers.
In July of 2021 my wife and I formed Caldwell Family Heritage, LLC, which is a property management agency. During the Summer of 2020 I purchased a runabout boat for recreation as well as the exploration of Cedar Bayou and adjacent waterways. As a boat owner I voluntarily completed the Texas Parks & Wildlife Texas Boater Safety Course.
Additionally, I have been in communication with the City of Baytown, Texas regarding standards for Short Term Cabin Rentals and Boat Excursions.
The bays, marshes, and coastal grasslands of the Texas Gulf Coast provide a key habitat for a staggering array of wildlife, providing plenty to see and do for anglers, birders, and photographers. Located at the southern end of Cedar Bayou; the city of Baytown is no exception to this rule as it offers numerous places for children to explore and enjoy the great outdoors. Either on the wall inside the cabin or outside near the boat dock we would erect a large 2ft.x 8ft. wooden illustration of the geographical layout of Cedar Bayou. With the vision and insight to create a Natural Resource Division; Caldwell Family Heritage, LLC is passionate and excited about this proposed cabin and proposed boat tours on scenic Cedar Bayou.
Cedar Bayou watershed is located in the coastal plains of Southeast Texas in eastern Harris County. Covering 202 square miles, it has a population of approximately 32,592. With half of the watershed in Harris County and the remainder in Chambers and Liberty Counties, the watershed is a series of intersecting marshes, woods, and lagoons. Cedar Bayou watershed originates north of Highway 90 between Lake Houston and Dayton, Texas. With 128 miles of open stream passage, Cedar Bayou flows south from its headwaters in Liberty County, widening into a series of small lakes before eventually emptying into Galveston Bay.
Texas Parks and Wildlife has determined that the estuary around the mouth of Cedar Creek is a critical spawning area for fish, shrimp, and oysters. It also provides winter habitat for ducks, geese, and several aquatic birds. The Cedar Bayou Watershed Partnership (comprised of Texas State Soil and Water Conservation Board, Houston-Galveston Area Council, Texas AgriLife Extension Service, Texas Stream Team, Texas Conservation Fund, Clean Rivers Program, and the Galveston Estuary Program) developed a
